- The comparables for the appraisal done by David Smiley we too dissimilar than my home that was being appraised.
- David Smiley admitted that comparables were difficult to find.
- The adjustment factors used in establishing the appraised value were too subjective, inappropriate or invalid.
- David claims that this is the way he has done it for 40 years.
- We live in times where real estate markets and valuations have changed dramatically compared to 40 years ago, what may have been appropriate back then, may not be today.
