My daughter lives here and it is awful. Can't get management to fix things. Have to call multiple times a day to get anything fixed. Took three months to get A/C fixed. Lease is up next week and she is moving. She is leaving all of her furniture because the roaches are so bad. Most of the apartments around her are empty because nothing has been done about the roach problem.

horrible, scary, lazy management, management does care about tenants.

When looking for an apartment that allowed larger breeds like my 95 lb dog I was delighted when I found d Avondale. The management was super friendly and really seemed to care about the tenants. Boy was I wrong, I paid the deposit and pet deposit and was scheduled to move in right away. The first apartment I was supposed to live in had a huge hole in the bathroom wall with black mold. The kitchen sink was broken and the carpets were filthy. It looked like someone just moved out. So after waiting another month for a different apartment, I had to couch surf during this time and they said the I couldn't get my deposits back because they are not refundable for any reason, not even their own faults of poor conditions, they finally had an apartment ready. It was on the second floor. We had agreed on a downstairs apartment . I moved in. It was a Saturday, we checked the refrigerator and stove. They seemed to be working. Come Sunday the freezer had let everything thaw and had become warm. The oven didn't get hotter then 200??? and they said I should get renters insurance. Oh and it wasn't their problem . It took weeks of complaints to get them to fix anything. During that period my dishwasher had broken, my hot water heater was putting out to much power and my door stopped lockin because of a pervious break in and they had just nailed the frame back on. This was all in my first three months of living here. Finally after things slowly got fixed my stairs started coming off the frame of the case. That was in July. It's December and they still aren't fixed. My apartment was broken into in September and the management said it was my fault because I was nice to my neighbors so it was probably them. In October my porch light stopped working. In the lease it says they replace the porch lights and kitchen ligths. As I said before it's December and they have yet to do anything. Last ---ht December 5th at 1030 pm someone knocked onot my door. Not being able to see who it was because of how dark it was I asked who it was. They said nothing and just kept knocking. I called the "security gaurd" and never got a call back or had him come by to make sure I was safe. This morning I called and begged to have my light fixed and told them what had happened . They said I'd have to wait till Monday . I stressed to them I didn't feel safe and I always pay rent before it's even time to and I at least deserve that. The man told me it wasn't that big of a deal I wasn't dying and I wasn't in danger, also they have 300 other people I our complex and they take care of me good. Whatever that means since my light and stairs are still broken. And now my dishwasher fell out of the place it was in. Then the manager on duty said he was too busy to deal with this and hung up on me. This was today December 6th 2014 at 11am. He then hung up on me. I can't wait to move out and have already told tons of people not to move in to this place. It is dangerous, things never are fixed and the management is less than sub par.

I worked here. I know everything that goes on behind the scenes. The owner is all about cutting corners and making money. There is a bed bug & roach problem that is out of control. The manager is a liar and will also do whatever it takes to make a buck. Me McGinnis has a negligent homicide suit pending due to 2 children dying in one of his properties in Wichita. Google Lew McGinnis and read all about his criminal behavior. Do not move here! You will regret it. They do not care about their residents.

this is the worst place you could live in the USA....no smoke alarm...had to call FIRE MARSHALL to get one..oven didn't work...only got one that worked after a month because I called them 6 times a day for a month.....mold, roaches in packs....4 floods in one year..refused to take out water heater upstairs and replace it...even though NO ONE lived there....refused to shampoo rug after 4 floods....door didn't work right, lock didn't work right..NEIGHBOR cut down the tree in front of my window and called me names and management said: SO WHAT? .....GANGS GANGS GANGS ...meth lab blew up in apartment across from me...took them 8 months to start working on it..got permit from city to work 12 hours a day..NON-STOP..like living on a construction site..kitchen floor made out of cardboard...bathtub wouldn't wash clean....dogs running wild...opened door and in would run dogs..neighbors trash....no leash on dogs, LOUD MUSIC all the time...fighting and screaming .....am fighting to get security deposit back..DO NOT LIVE HERE unless you are a gang member or a drug addict. Management are freaks, nasty scum.

Here are the facts about Avondale apartments in Tulsa from actual tenants who lived there. The units are all run down. They just put a coat of paint and a carpet wash just before they move you in. The appliances never work right from the day one. Maintenance and management get a bonus for keeping the repair cost low. So maintenance will never replace anything no matter what, they just patch things up. When my dishwasher was flooding the carpet, the manager told me that I had to wait for 6 months like other. Therefore good luck trying to get maintenance fix things in your apartments, it will never happen. The head Maintenance who's name is Abe, only has one year experience so you figure the rest. Above all are the air conditioning. Because Abe gets a bonus to keep the cost low, he will never replace any units or parts . You'll be either too cold (in winter) or too hot in the summer even though your A/C or heater is running 24/7 running your electric bill to $150 for a tiny apartment. They tell you as long as it runs a little warmer or cooler than outside they are not going to do anything to it and that's the best it gets so just deal with it no matter how uncomfortable it's to you. My A/C finally broke down in 115F heat outside. Today is the 5th day they refuse to spend $400 to replace it because they want their bonus check to be a few dollars more. I called the management company but they gave me the run around like the maintenance crew did. Kitchen appliances are the same way if not worse from the day one. The dishwasher was so old and banged up, it kept flooding the carpet. It was not even secured in its place, it kind of danced under the counter. The face plates were are loose and leaking. Finally one of the maintenance man (Kevin Boone) showed up and scotched taped the dishwasher and left, I am not making this up it is the truth. Stove is so old, it probably dates back to WWII. The burners are all slanted and you can see your pots and pans sliding right of them. Again Abe the head-maintenance told me as long as it works they are not going to touch it. Over all the maintenance crew is very incompetent, they don't really have any skills to fix things and all they care about is their bonus check getting bigger for not fixing things. I found out that the owners use this property as a tax shelter to avoid paying taxes. Therefore they hired one of the poorest most incompetent management company, The Assets Plus. There're gang activities here so don't be surprise to hear gun shots. THERE ARE OTHER CHEAP APARTMENTS IN TULSA ABOUT THE SAME PRICE RANGE BUT DO NOT MOVE IN HERE. SAVE YOURSELF THE HASSLE OF MOVING IN AND MOVING OUT SHORTLY. Asset Plus is the company that manage Avondale is one of the worse around. they do not care about tenants or the property for that matter. Oh yes, if you need to get things in the winter, they tell you they are busy with heater and if it is the summer, they tell you they 're busy with Air conditioners, and they tell that to everybody who wants to get things fixed in the apartment. Overall they are rude to you. Kevin Boone one of the maintenance crew got into fight with another tenant the other day, cops were over. That's how bad things are around here. Stay away
