The most accurate definition is âÂÂNightmare Experienceâ I chose a property despite the outdated everything (fixtures, cabinetry, 2 prong wall socketsâ¦) because I was in need of a back yard. I quickly learned Adobe had a âÂÂhands offâ policy when it came to repairs or any concerns at all. The windows were so draft that the blinds would literally be moved by the air blowing into the home. I was told to put kitchen sponges in the window to prevent the air flow. I reported that the large burner on the stove was not working x 3; never resolved. My air conditioner quit working on a Saturday in the SUMMER I called the after hours emergency line and was told they would not be able to look at the air conditioner until Monday because they donâÂÂt have anyone who would come out on a Sunday despite having 2 dogs and a grandson that were going to be impacted. I was also told that the air conditioner issue was probably my fault because I kept the thermometer too cold and I needed to âÂÂrespectâ the unit. My grandson and I ended up sleeping on a trampoline that night because the house was still registering in the 90âÂÂs at 9:00pm. I was told by the repair man that I had no fault in the unit failing and that it was just normal wear and tear of the unit. The owner of Adobe Property Management is incredibly abusive and the staff represents her well. The entire staff (owner included) will be unprofessional and your experience will be as pleasant as a rattle snake bite. PLEASE respect yourself enough to avoid this group of manner less, classless monsters.

Provided by YPmobileBy far the worst property management company I have ever dealt with. Listen to all these reviews on the internet. From charging us for carpet that should have been replaced before we moved in to losing a check we placed in their overnight dropbox; these people are crooks. We agreed to pay the standard late fee of 60 bucks they demanded 90 bc they lost the check and it was later than 5 days. We are going to court now.

Our family just concluded a two-year rental of a condo managed by Adobe in the Fairfield section of Tucson. Everything about the experience--from first seeing the unit, through the rental process (done 3000 miles apart), to settling in, to not knowing how to locate anything in a new town, to needing help with routine maintenance, answering questions and then closing out the owner's account (as we ended up purchasing the unit from him!)--was absolutely first-rate, always professional, courteous, attentive and respectful.The unit was extremely clean when we moved in. Adobe acted courteously and promptly whenever we had an inquiry (weekends and holidays too) and always positively resolved any item. The owner-operators are "hands-on," know the business and work hard to have satisfied clientele.Their first duty, of course, is to the owner. Ours, although 3000 miles away, got back to Adobe punctually and responsibly. This of course helps make for a good landlord-tenant situation. A prospective tenant should feel free to explore with Adobe generally their relationship and experience with the owner, just as the owner and Adobe want to know something about us before leasing.It also helps if the tenants respect the obligations of a property management company and display decent respect for the borrowed home. This is more than paying the rent on time; it also involves showing that you try to treat the home as if it were your own. And we're allowed to have our messy and disorganized stretches. Adobe has a healthy variety of properties around Tucson and should definitely be contacted by a prospective tenant. Bear in mind you are dealing with a smaller organization than with, e.g., Long; but, you are getting attention and service from the top. Kay Ruffalo in particular was our "go-to" contact and we recommend her and Adobe without reservation!

I never wrote a review but with these people I couldnât stop from writing what you are going to learn about these thieves:I rented from these ⦠for about 5 years and every renewal of the lease they raise my rent another $25. When I moved in, the place was so dirty and because I was stupid I cleaned it and didnât ask them for a refund. After the four years or so I told them that I am moving out. At the time I was traveling back home and having just few days to pack my stuff. When I vacated the place after cleaning it and returning the keys I asked them for my deposit; they said: you have no deposit and the ugly lady that was talking to me, pulled some pictures and said look this, look that, blablaâ¦. She took picture with a flash camera and she didnât provide me with pictures showing the state of the property before I moved in. I told her that this is not fair, when I moved in the place was dirty and when I moved out I spent 5 hours, after I moved my stuff, cleaning the area. They didnât care and took my money. I told her you need to show me pictures of everything you showed me before I moved in and she wouldnât listen to me.Be careful with these people, here is why:1. They will rip you off2. They are lazy and very slow in responding if you have any problem 3. The owner is supposed to come clean the area from time to time. He shows up once or twice in the whole lease.4. If you forgot to pay your rent they will not listen to your stories even if you had an emergency. I never paid my rent late and one time I went to grab a check to pay them and found out that I run out of checks. I called the owner to let him know, he didnât answer. In the morning I went and explained the situation and a fat woman there said $55 fee.5. Their office is dirty, and they have an old dog there. So I donât think is healthy for you to walk in their dumpster6. They are not friendly when you walk in and usually they are sitting somewhere inside so when you walk in, you have to wait few minutes before someone comes to ask you what you need.So if you decide after reading this to go rent with Adobe property manager located in 2122 North Craycroft, just be prepared to face these hustles. The only reason I rented that place is because it was close to the University and convenient for me, otherwise I wouldnât rent from them. Thanks God I moved out. There are real thieves!!!

I will never rent from Adobe Property Mgmt again. When I first moved in, the gas was not turned on in the house I rented, and I had to pay Adobe $40 to get it turned on. The lady at Adobe wouldn't even listen to me. She was very rude and unreasonable, like it was my fault the gas was not on. There were several things wrong with the house (electrical, etc.), and I was afraid to call for fear I would be charged more fees. When another company took over the management of my house, they couldn't believe Adobe had charged me a fee to get my gas turned on, and were much nicer to deal with.

Over the last 10 years I have rented several homes through Adobe PMI. I have always checked with them first when searching for a rental property because I know I will be taken care of and treated fairly. They have a professional and friendly staff and have always been quick to respond to maintenance issues. I would definitely recommend them to anyone looking for a place to rent!

I've used Adobe Property Managers for the last 15 years and have referred them to many of my friends and clients. Without exception, the best I've ever had the pleasure of working with! No issue is too small or too large for them to handle. Really takes the stress out of owning income property!

I have used this company to manage my properties for several years now. Their committment to customer service and operating procedures is excellent. I would recommend this company to anyone looking for a property manager or just a property to rent.
