We're sorry you did not have the good experience we strive to provide at our community. We always try to be up front about all costs involved, such as the utility overages and pet rent, and have implemented a lease signing checklist to help ensure that all residents are fully aware of all rental responsibilities before signing a lease. The electric usage is read and billed directly from the provider and we are responsible for passing on that bill. Any letter you received regarding an overage should have specified that copies of the bill are available in the office for our residents to view if they had questions; we have taken this a step further and have begun delivering copies of the bills directly to the apartment as a way to eliminate any confusion with the charges for our residents. We have also eliminated the electric cap, so our residents don’t receive unexpected overages, they just receive their regular usage bill each month. We hope by doing this, our residents can budget and plan accordingly for this rental expense. We work hard to provide quality apartments to our residents and have a We Care Maintenance program that promises to take care of any general maintenance issue that is reported within 3 business days. With this policy, we also promise to have any emergency item resolved within 24 hours. If that level of service is not achieved, we hope our residents will let us know quickly, so that we can correct any issues. We take pride in our apartments and feel that our townhome style is something unique in Shippensburg. We strive to keep our prices competitive in the market and hope that our residents can see the added value that townhome living offers, in addition to our other community goals and amenities such as providing great customer service, hosting fun resident events, maintaining beautifully landscaped lawns, and providing quality townhomes within walking distance to the University.
