I rarely write reviews, but this place has simply been so stellarly subpar, i felt like it needed a public response. i have lived in this building for two years and just ended my lease.



Pros: the facilities are great - there's a small fitness center in the building, and the apartments have all been recently refurbished. the maintenance on-site is wonderful and quick to respond to any problems within their control.



Cons:

1) i had significant flooding in my apartment the first year i was there, where water dripping from the central air on the second floor leaked through the kitchen ceiling to cover the kitchen floor in water several times. we called maintenance. they looked at it and called management because there was a hole in the cooling system that required more specialized repair. management decided not to invest money into fixing the hole but just patching it up, which led to several more leaks, to the point that we had buckets all around the kitchen for at least a month and couldn't use some of the cabinets because we never knew when the patch used to cover the hole would fail. several months later, management finally decided to fix the hole.



2) management consistently sends incorrect ledger information, when requested, and reneges on policies within its leasing agreement.



for example, although this is not a stand-alone incident, when i was moving out of the apartment, my roommates and i spent two whole days cleaning the apartment - using the leasing agency's checklist posted on the website since i had read previous negative reviews about people being cheated out of their full move-out refunds - cleaning floors, the inside of cabinets, the bathrooms, the stove, the refrigerator, the microwave oven. at the move-out inspection, the staff person said that everything looked good, except for a little wear and tear and that we would not be charged the cleaning fees since we had cleaned the apartment.



two months later, i find out on a new ledger that they misplaced my roommate's portion of the rent for the last month and charged us $110 for the cleaning fee. when i e-mailed them to state that the rent had been paid via a money order and that i had been verbally assured that we would not be charged a cleaning fee, they told us that they had no record of the payment and because the oven was a little dirty (as in used), they felt justified in charging us the total $110 cleaning fee for a townhouse apartment, in addition to wear-and-tear expenses of new lightbulbs and drip pans.



My Advice:

1) always double-check the numbers on the ledger

2) don't bother cleaning at all

3) hope that nothing big will break on you, at least not until near the end of your lease when they're incentivized to actually help you.



best of luck if you decide to stick with this place anyway.

I have lived happily at Loop Lofts, managed by Front Door LLC, for three years. I have not had one problem or complaint for that entire time. The management staff here is always courteous and professional. I am retired and plan to remain here. I see no reason to look elsewhere!
