Mr. Daly provided a probate appraisal ($725) which was filled with erroneous information. His value adjustments for sales comparables were highly inaccurate. He wanted an additional $425 for an updated alternate date appraisal of the same property. We ended up not using either appraisal since they were not representative of the property's true value.
