We bought our company in Harrison County in December of 2012. In June, we started putting our foundation in for our house. The day the concrete was cured enough to begin building, a local gas/oil company showed up and informed us we had 2235 feet of gas line, with a 40 foot right of way (2.65 acres we couldn't use), cutting though our property and right under the foundation of our house. It divided our property into 3 sections. When I contacted Greg Miller, of Tusc Title, he blamed me for not knowing it was there. When I contacted Leroy Owen of Old Republic Title (the insurer for Tusc Title) he also blamed me and said "What would it have mattered if it had been in the title policy? You wouldn't have read it anyway." Both Mr. Miller and Mr. Owen have been condescending and refuse to take any responsibility. I don't even think they did a title search - they merely rubber stamped the previous owners search (also done by Tusc Title and with the exact same error). When I said this to Mr. Miller, he said he had notes to prove they had done a search. I asked to see the notes and he said, "If you want them, you'll have to take us to court and subpoena us to get them." I doubt there are any notes. We hired them to protect our interests and they didn't do the work and refuse to honor their agreement with us. I would certainly shop around long and hard before buying title insurance with them - or any other title company for that matter. If I could rate AND Old Republic at 0, I would.
