Will never accurately inform you of any account issues until they begin filing eviction papers as well as horrible Maintainence response time. They never value tenant over income.

Review and reflection of experiences from living in a property managed by BMG group in the Old Louisville neighborhood for over a year:



Customer Service: 1/5

The office staff responds amicably when contacting them regarding service request; however that’s where BMG’s track record of good customer service ends in my book. Issues are rarely resolved on the first attempt. Expect to report an issue 2 or 3 times and receive a different proposed resolution from the office staff each time. When calling or emailing to check up on an item it is common to get a response of “I don’t see any record of that,” or “that’s not taken care of yet?!” The tackiest thing that I’ve experienced through interactions with BMG’s office staff is when it takes multiple attempts to resolve an issue and the final resolution is shoddily done and they specifically ask you to leave a positive review online and include names of those who helped.





Maintenance: 1/5

Don’t hold your breath after your maintenance request is communicated from customer service to maintenance. BMG has proven to me that it takes multiple attempts by maintenance staff to resolve issues; they are disorganized, and tend to cobble things on a shoestring budget. I haven’t interacted with any of their maintenance staff that has been with the organization of more than a few months and they lack the level of professionalism that one should expect coming from an organization BMG’s size.



Examples:

• It took 8 months to sustainably repair a bathroom door knob that would fall off when closing the door to use the restroom.

• We reported a leaky kitchen sink and maintenance replaced it. When we arrived home, we found the hardware that they replaced laying in our back yard. The sink would not turn off after first use. We contacted BMG immediately and it took 4 hours to respond. The issue depleted all of the hot water for our building and we were all without hot water for the following 3 days.

• The decking, railing, and stair treads of the balcony are in constant disrepair. We regularly have decking lifting, stair treads shifting, and spindles on our second floor balcony coming loose.



Property Condition: 3/5

For being a rental the property has the patina that one should expect to find in the historic district. The property has pleasing character and the critical design elements that make our home one of a kind. However with the age of the property there are some drawbacks. Notable gaps in the floor boards, windows painted shut upon move-in, cabinets are overall worn, reoccurring plumbing issues, and doors finicky.

Everything I have read about BMG complaints has already happened to me. I have 2 unauthorized entries from Maintenance while I was in my apartment, could be more since they don’t leave a notice they’ve been in your apartment, 2 forced entries by criminal tenants on drugs and/or drunk, and 2 assaults by mentally ill tenants just for checking my mail. For those of you lucky enough not to have signed with Broadway Management Group yet, do your homework. They aren’t anything like normal Property Managers. I have searched everywhere and talked to everyone and several agencies, and I cannot find a good or kind word about the company or the owners or its employees other than the best thing they do is take your money. They literally do nothing else and if they do, it’s only a makeshift temporary fix. I have read various comments and complaints that a lot of tenants were afraid of their maintenance and cleaning staff or thought of them as weird or scary. If you can, do background checks on your maintenance man and cleaning staff. Some, not all, have histories, too. You may not want them alone in your apartment after you view their past. My cleaning crew will NEVER clean anything up if you tell him to. He will say OK but leaves it there until he feels like doing it. He will leave it there overnight. Things like human waste, blood, vomit, dirty smelly diapers, rotting food, unneutered male cat spray, etc. If you have already signed with them and detected something peculiar early on, get a lawyer right away. If you haven’t signed with them, do more research and background checking. It will save you money and heartache down the road. First places to check: public records such as the police, fire department, health department, and city code maintenance enforcement. Learn about the criminal activity of their building and the kind of people they lease to. Learn about the buildings fire code compliance. Learn about any citations from the health department and maintenance code enforcement. Also, search the internet using the keywords “Louisville Slumlords” or “Broadway Management Group Complaints” or search the owners name, too. The BBB website is a good site to check but the BBB is not the only venue to lodge complaints. BMG has a history in every category. If you dig a little deeper, you will also find that BMG has been doing business under several different names. I’ll help you out. One is Peterson Popham. There are more. Check them all. There is a history. Contact the reporter that did the article and tv news segment on Louisville Slumlords a couple of years ago. And finally, check all docket lists at the court house. Superior, Circuit, etc. Those case files are public records. Brace yourself to be disgusted by BMG for not taking responsibility to make repairs prompting personal injury to tenants. I already have a claim in. Good Luck to everyone.

The only reason I moved in here is to be able to keep my kids in the same school district and I was in a serious time crunch and couldn't wait for something else to become available. The apartments are old and not well kept up. The carpet was worn and had pulls in it, the counter had several places where damage had been repaired and the bathroom cabinets had paint chipping off. I asked if I could paint and was told no. The dining room has one wall of horrendous wall paper. The maintenance is horrible. I have never once gotten anything fixed with less than 3 calls. I have been living without a bedroom door (the screws are coming out of the door frame) and with a clogged bathroom sink (we only have one bathroom) for over 2 weeks now. I have called 5 times so far. This is typical. Sometimes I just give up. When they do come and fix something, they do a crappy job. I had a hole in by bathroom wall for over a month from when they fixed some plumbing. They eventually slapped some drywall on it but never sanded or painted it. I have had to call the emergency repair guy twice and he was responsive and pleasant and apparently the only way you can get something fixed. Now the front doors to the building are all rotted and literally have pieces falling off. I refuse to invite anyone over because it is so disgusting. I can't wait until my lease is up. I will never live in a property managed by Broadway again.

f you are smart, you won't rent from these people!!! They are the EPITOME of slumlords! As soon as I moved in, it didn't take long to discover the apartment next to us moved out because they had BED BUGS! I called on a Friday to ask to get it taken care of they told me they ONLY SPRAY FOR BUGS ON WEDNESDAYS! after spending a LOT of time and money, crying everyday because these people care less, I HAD A FRIEND that works for a pest control company GO OVER what they did, and since I've lived here I've never seen anyone come out to spray again... When I emailed someone about the bug issues, I was told my DAUGHTER probably brought them in. If that was the case my mothers house would've been infested because she stays there as well. Not long after that we discovered BLACK MOLD on our window units and walls in our bathroom, when called about THIS ISSUE, the maintenance guy came in my apartment with a bottle of bleach telling me it was NOT MOLD then continues to cuss and scream at me because I called and asked what it was if it wasn't black mold. Not to mention if something gets broken such as the dishwasher expect that it will take up to five weeks for them to fix it. During both of our snow storms February 2015 & March 2015 not a single person came out to take care of getting the snow plowed. My daughter broke her ankle as a resort of this! But you better believe that they expect you to shovel your way out and drive to their office to pay your rent on time--not even a one day exception. I've had horrible issues with my health and if it wasn't for that I would've moved out as SOON AS MY LEASE WAS UP! You'll never get ahold of the person that owns the property, and your rent will go up the longer you stay. A HOMELESS SHELTER WOULD BE MORE COMFORTABLE THAN LIVING IN A BUILDING OWNED BY BMG! Whatever you do, DO NOT RENT FROM THEM AND DO NOT RECOMMEND ANYONE TO RENT FROM THEM. I would not be wasting my time writing this review if my daughter and I didn't go through what we went through! I wouldn't even give this business ONE STAR but I had to.

I rented from Broadway Managem...

I rented from Broadway Management Group May 2011 to July 2014. While I can see how they get a bad rap, there are definitely some redeeming qualities. The most important lesson that I learned renting with BMG: Be nice to them, and they'll be nice to you. Jonnel Young, Melissa Hublar, and Maggie Harper went above and beyond in customer service and I honestly believe it was because we gained an amount of respect for one another - and realized we're all just trying to work together. In addition, Salim is quite possibly the most reliable, dependable handyman on the planet, and was always there when I needed him.

The down side: the grass would sometimes go the whole month before being mowed - in the spring. In a beautiful St Matthews neighborhood, it would get embarrassing. The hallways would go untouched for months and get pretty grimy, and communication would sometimes get confused for a request. The most recent incident was in June of 2014 when I had a leak in my bathroom sink. I called the BMG office to put in a request. A full 24 hours went by and still no one came out. I called the 24 hour emergency hotline, and when the repair man on duty called back, he said he never received a complaint or request, no one had reached out to him. However, he did come over right away and the problem was fixed on the spot.

In conclusion, BMG could definitely be polished up a bit. But overall, my experience was decent with the exception of my last week there - when Melissa, Jonnel, and Maggie rocked and hustled. I can't emphasize enough - be nice, ask politely. They'll be nice to you.

I moved in to my Old Louisville apartment (nice area of old Louisville) I was told that the locks to the building would be fixed. Months rolled by along with a series of severe criminal activity, such as, shootings, armed robberys, homeless squating in the basement along with a lot of other things. I had pleaded multiple times to have these locks put on the doors. Well I was denied, I was denied my safety and well being. I even began staying s t my mothers because I was so fearful sleeping in the apartment I rent from them. Finally I brought law into it. I sent them a letter that stated they have 14 days to put the locks on these doors or I have the right to move out within 30 days of there notice, also stated the Landlord and Tenant laws they were breaking which are KRS. 383.595 and KRS 383.625. They finally listened. They did not care that their tenants including myself felt unsafe because our safety and well being were in jeopardy. They did not care until the Law was involved in fear they would loose money. Here we are May 21 2014, the day before their 14 days were up and are now applying locks to these doors because they fear money could be lost to them. It has been over 8 months renting this unit and they are just now doing this. This is all 100% true. This is my review. You may choose to rent from them just take my experience into consideration.

Bed bugs for sure! Roaches for sure! Probably from some nasty person within the building that I am in but their response to any issues are very slim to none unless you call them every hour on the hour to get them into sending someone out just to have them leave with an unresolved issue. RUN from this place as fast as you can unless you like wasting your time, money, and sanity. My lease is up soon and I will never look back. There's not telling what I will go through because of them when I finally start to look for another home. I regret this decision because I was warned and didnt listen. The only thing they offer is cheap apartments, but you still do not get a comfortable home. Its really just a "roof over your head". I won't even mention the horrible staff at the Broadway office . STAY AWAY!!!!!!!!!!!!! STAY FAAAAAR AWAY!!!!!!!!!

This is the worst company to pay rent to in Louisville. They are only concerned with taking tenants money and not spending money on repairs. They do everything as cheaply as possible. As far as getting a straight answer from someone good luck. People in the office will all tell you different things and don't expect a response if you call and leave a message. They will also increase your rent and not tell you and when you complain they will print out a paper and say they mailed it to you and that you have to pay or they will take you to court. Find somewhere else to live if you are thinking about moving in to a BMG property and save yourself a lot of problems.

In late June 2011, the apartment I currently rent from Broadway Management was broken into. This was the 9th occurrence of home invasion. I wrote a letter to BMG, which I sent as certified mail to ensure its arrival. The letter stated this: "In its current condition, the apartment (103) in building 315 West Hill St. is completely unsecured. There are several changes that must be implemented. Tenant’s rent of said apartment will furthermore be withheld until said changes are made: • Porch light fixture fixed and functional • All windows able to open and lock, functional • Mailbox lockable/ functional • Security gate lockable/ functional In the past 12 months, apartment 103 in building 315 West Hill St. has been burglarized approximately nine (9) times, with over $2800 in cash and personal effects stolen. Wednesday, June 29th 2011, another home invasion occurred. This most recent attack resulted in a stolen laptop ($500), Ipod ($399), and a backpack that contained several pricy textbooks and a passport. Broadway Management Group is not being penalized for the actual theft- but Broadway Management Group has a responsibility to make its rental properties secure. In doing so BMG can help prevent such heinous events from transpiring. A fully functional porch light is the first defense in deterring thieves. Located right off an alleyway, the apartment is surrounded by darkness at night. The security gate does not lock at all nor does it have any type of locking device. Anyone strolling down the alley can enter the premises. This is unacceptable. Due to the unsecure gate, the mailbox for apartment 103 (315 W. Hill St.) has been tampered with. It has been pried open with a sharp apparatus and no longer locks. Mail has been stolen from the box, including but not limited to, paychecks, electricity bills, and correspondence from Broadway Management Group. The windows of the aforementioned apartment are currently all nailed or drilled shut. There is only one way in and out of the apartment unit and these windows pose a serious, life-threatening fire hazard. They are definitely not up to code. Having the windows in this condition does not deter home intruders either. In fact, on several occasions the windows have been jammed up by intruders; the old wood splitting easily, allowing the windows to open. These preventative measures must be fully enacted before another tenant payment is made. " The letter was received in the first week of July, on the 7th. A week later maintenance came by and fixed the outside light fixture and the mailbox. That's all. True to our word, we did not pay the rent because not all problems had been fixed, the most concerning being the security gate lock. My sister, also a tenant, called BMG on July 25th. We had not heard anything from them; not a rent payment late notice, not a letter stating they were going to fix the remaining problems, nothing. She spoke specifically to a guy named Eric. She called and asked if we needed to get a lawyer. Eric said no. He said that they were waiting for the landlords of the actual building because they were the ones that were suppose to fix the gate. He said not to worry and it would be taken care of. Of course that is not the case. Two weeks later we received a court summons, an eviction notice. This eviction notice states that we were given notice to vacate in writing on July 7, 2011 and have not vacated. That never happened. There was no such notice. It was a complete fabrication. After several attempts and messages to get ahold of someone, namely Shawnna Tilton, in the office that could tell us what in the world was going on, we were finally able to reach Eric again. this time e told us something completely different. He said we were suppose to open an escrow account, and pay into that until the apartment problems were fixed. This information came a month too late. I go to court on August 26th, 2011, and will be fighting this eviction.
