I am writing to express my utter disgust and disapproval of the awful management of Pegasus Condominiums ( 1748 Westwood Blvd

Los Angeles, Ca. 90024 ) being run by Mr. Robert Heiman. He is dishonest, unorganized and carries himself in the most unprofessional manner.

As an owner of a condominium Managed by Pegasus Condominiums, I expect for the management team to answer or at least return my calls, as it is not my job to chase them. After multiple attempts I finally got through to Mr. Robert Heiman and informed him that my tenant was going to be moving out of my condominium. Mind you, I made sure to give him at least a months notice regarding the matter. He said, "That's fine". A few weeks later I received a $500 fine in the mail stating that I will be charged for not giving a written notice! I called the office, and once again, after multiple calls and messages that I left with the secretary I was finally able to get a hold of Mr Robert Heiman. He explained to me that I am being charged since I didn't give him a written notice regarding the tenants move! To say the least, I was shocked. What Mr. Robert Heiman was incredibly dishonest and misleading! He could have stated this fact when i called in the first time and gave him the notice, rather he decided to make an easy $500 and withheld this information from me. What a cheap way to treat a home owner whom has always been in compliance with all rules and regulations.

What I find even more disturbing is that it took Mr. Robert Heiman A FULL TWO WEEKS to change the doorbell which connects to my old tenants phone number and connect it to my new tenants phone number. Firstly, my old tenant was receiving numerous calls on a weekly basis, as the moving company, cleaners and various other maintenance individuals needed access to the apartment for my new tenant. This was not only frustrating for me, but extremely inconvenient and a nuisance for my old tenant, as well as my new tenant. I had to call multiple times until something was finally done about it two weeks later! It is extremely disheartening to always have everything done on time, be a loyal homeowner who complies with all rules, and then be brushed off when it comes to such a simple task.

Additionally, there is a $1,000 deposit that I placed with the management team that was to be returned to me when my tenant moved out. After multiple calls inquiring as to what happened to my check Mr. Robert Heiman brushed me off on the phone and reassured me that it is coming in the mail. I waited 2 weeks but I never got it. I called back and Mr. Robert Heiman said that they recently sent it out and it’s in the mail. Again, I waited, but to no avail. I called back and this time was told by Mr. Robert Heiman "Oh, we actually never sent it out. We are keeping $500 for the lack of written notice that your tenant was moving out, $200 moving fee and $358 for a lost key fee!!! Which leaves you with a $58 balance that you need to pay us". I understand the lost key fee, however, the rest of the charges are truly unfounded. I have never encountered such shady business practices.

Mr. Robert Heiman and his management company are truly a nightmare to deal with, and I would advise anyone to find a property or home run by another management company, otherwise you're in for a very difficult and frustrating experience.
