The owner of this business Mike Kalis is a sick sociopath that likes to contact the employers of tenants who post honest reviews on his page. He tries to get them to lose their jobs because they are trying to warn the public of his illegal and shady business practices. He increases rental rates with less than 30 day notice, does business in states like Georgia and Tennessee for which he does not have a valid license, they demand auto draft and then will charge amounts not previously agreed upon. The owner will harass you via email, file false discrepancies on your credit report and they will not fix anything that is broken in your rental unit. Stay away from this company and the crazy owner Mike Kalis.

We have worked with other management companies and have been so surprised at the level of customer service Marketplace Homes has provided in such a short time. It's only been a couple of months but every time we call everyone from the person who answers the phone (Kyle has always been so helpful) to our Property Manager team (Tracy Sheetz & Linda Bonell) the experience has been amazing. Tracy deserves an extra shout out, she has gone above and beyond & even it's Sunday morning she is always available to offer assistance. We were going to end our lease because we thought the switch to a different management company was going to be worse than the last but Tracy Sheetz made us change our minds. I can only speak to the property management division of Marketplace Homes (MH), which was horrible. I dealt with them for 1 year and they managed two properties for me. They were supposed to screen, run background checks, credit checks and eviction histories. It soon became clear they did none of these things. In one case the tenant signed a 3-year lease with option to buy. Paid $2000. to move in. She was evicted before the first year was completed for nonpayment of rent. I later found out, her occupation was misrepresented. Not sure who misrepresented, the tenant or MH. I believe it was MH because if they had verified her employment they would have known she could not afford to be in the property. She stole all the appliances, all the window treatments, and the shower curtains; not mention the garbage she left in the home. The company kept all the money, said it was used up in legal fees and clean up of the property. In the second case, the tenant destroyed the property. I am still trying to recover from this ordeal with Marketplace Homes. They screen calls from clients entirely too heavily, You can never, ever get your assigned specialist on the phone, instead you are calling into a call center and leaving a message that is never returned. Not only do they not communicate with clients, they don't communicate with each other; the left hand doesn't know what the right hand is doing in this company. I am utterly amazed the property management division is not out of business. They have got to be writing off a loss every year; there is no way they are making money. The staff is incompetent; from the leasing specialist to the financial specialist. When I requested an income and expense statement for tax purposes, they failed to provide an accurate accounting, instead they wanted me to provide them with that information. Unbelievable! My recommendation is that you stay as far away from Marketplace Homes, LLC, as you can get.
