Community Management and Sales / Sherryl Baca - CEO, Corporate Broker, CAM

CM&S / Sherryl Baca - CEO is refusing to let the home-owners of the Crossroads III take back our community, to make it a better place to live! I have been asking for copies of the financials for well over a year and never receive a response??? Makes one think?? Are we being ripped off?? We pay almost the highest HOA on the east side and have one of the worst looking properties & we have been without a CRIII entrance sign for over a year, why is that Sherryl / CM&S.? Where is our money being spent??? I can't say CM&S is taking it, but anyone can see that the community is not worth $157 - $180 per month! I have seen trailer parks that look better! You will have your day with the law & with the power above!! I would not recommend community management and sales to my worst enemy!

Mostly happy with Sherryl

There have been many accusations, I will give my take after having CMS manage our hoa for a year.collections: We were in good shape. Now we are in great shape. Sherryl's personal life: I don't know, I don't care, and you shouldn't either. Staff at CMS: excellentVedors recommended by CMS: They are licensed & insured. Many of our previous vendors were not. I have been happy with most of her vendors. We have only retained one of our prior vendors. Things not getting fixed: Your bod may be holding this up. If 3 bids are being required for maintenance items, this takes time. It also may be the fault of CMS not ensuring work is done on time. You should go to a meeting and ask what took the gate so long to be fixed.I could not give 5 stars as we are sometimes over promised on how quickly her vendors would repair some items. Please remember, The community votes in the board members. The board members pick the management company. If you don't like the management company, run for the board and find a different one. When you find the management company that is perfect, you may also find that you can not afford them.Even though I have done anything and everything for our community, people still complain about me. I can understand why Sherryl gets such a negative response here. She gets things done.

Community Management & Sales is nothing but a controlling manager, Sherryl Baca, who refuses to recognize the board members as her employer. She continues to use coercion and blackmailing tactics to assume total control of a community. Manipulating board members to be her puppets and destroying the ones that oppose her. She utilizes any means necessary to dominate the community. She is a worthy opponent because of her sadistic ways. BEWARE of Community Management & Sales. They disregard your concerns which is quite evident by ignoring your problems in the Community. She also has friends at the OMBUDSMAN so when you file complaints, they ignore you. So, write the governor and see if he can help you. Make the media aware of the underhanded practices. Write in HOA corrupt forums. Comment anywhere you can. STOP THIS HOA Bully!

Sherryl Baca's CMS displays Un Professional behavior

Sherryl Baca's Community Management the Claims to be a collection agency by sending out notices of collection for the HOA but does not follow the rules of proper notification. They do not make a good faith effort to notify owners. They have received 6 pieces of mail indicating my new address and they still don't have it right. Very un-professional conduct for an LMA management company. Based on my experience you will have problems collecting HOA dues if you use this company.. My address is 9333 Dorrell Las Vegas NV 89149

Excellent Company

The last company where my husband and I lived had two different management companies in one year and the previous community I lived in we had Canon management. We now live in SVR and this is the first time we have had a management company that has gone out of their way to help us with the problems we first had with several issues. I must say that was a nice surprise that they actually "answer" the phone and di not use an answering machine. I love the community picnic's they have so I can talk with my neighbors, the board and the management company.

PLEASE contact me if you can we need to colaboratewe also have cms, I have dealt with baca also, as long as she is the management company we will always have the same president you see they controll the ballads, the only one that changers is the secretary and the treasurer but the president is the same. I wonder what community you are in. a lot of the homeowners stop going to the meetings and stop voting since we felt that it may be fixed. we are paying twice for the same things and yet certain area's are not up to code. its true the subcontractors get worst every time they change them but the budget goes down on some items and double or tipple otjers. wish we could colaborate this company needs to be reported and the president also.

CMS - Our neighborhood still suffers

I am so tired of paying for the worthless HOA service of CMS. Sherryl Baca hires staff who learn on the job and our community has paid for their mistakes over and over again. Using cheap and inexperienced labor allows Sherryl Baca to pocket more of our hard earned dollars. The incompetence of CMS has driven responsible homeowners away from our HOA meetings as our neighborhood continues to deteriorate with an increased number of foreclosures, rentals, and neighborhood apathy. We cannot terminate CMS because of the collusion going on between Sherryl Baca and some of our board members. So we continue to pay CMS who is now rated "F" by the BBB.Meanwhile, the "A" rated HOA management companies are asking for our business.

Worst $175 a month ever spent!!! Manage what?

They can't even get our properties right! They constantly harrass you with violation letters, followed with pictures of someone's else's property! Then when you request a hearing they never return your calls. It's really pathetic when you can't even get out of your own property because the gate is always broken... But this is not their problem! They also can't take care of graffiti with profanity either, even if it is in plain view of all homeowners, the park and children. I called numerous times & they told me it wasn't their problem! Great Homeowners Association. I say we should have alot more control over our $$$! They are sitting in their rented space doing nothing with it..........

WORST MANAGEMENT COMPANY EVER

Our community is 'managed' by Community Management and Sales. Which means they take our money and do nothing. Gates never work. Landscaping is always in some sort of state of death and dying. Office staff is rude and cant be bothered. We are not notified of HOA meetings in a timely matter. Overall this is a terrible company. I looked up the owner and was not surprised to see lawsuits in which she was sued successfully regarding managing communities. I regret purchasing a home with this company as a HOA. Our gate is broken at least every two weeks. I think the HOA has no intention of getting it fixed because its now been broken for over 3 weeks. My neighbors car was broken into and we had items stolen from the front of our home.

Arrogant and Condescending staff...definitely not bright

The tall thin person with dark hair at the front desk is extremely arrogant and unable to connect well with customers. By the way she acts, you would think that the customer is her poor employee. This staff person has either never had or never understood a customer service class. If I were her boss, she would be fired immediately.

Very Sad for the community to have to deal with an unorganized HOA mngmt Co.

Hopefully the home builder company will see that community management and sales is a joke and release it to go with someone else. They charge too much money for HOA fees and for nothing. No real improvements for the big bucks sent to them. They don't answer their phones or return your calls and their once in a blue moon town hall meeting are a total mess. Buyers beware if this is your HOA management company, they are a big sham and greedy mungers who don't like to be told they are wrong. Just like the previous e-mail said the owner Sherryl Bacca is very unfriendly and one big scam artist, never keeps her promises.

Frustrated Homeowner

Their staff never returns calls. I called and called and left my name and number, was promised they will call me back, but never recieved any!!! Bad company and AMS!!! Unprofessional!!! I pay my HOA dues on-time and I deserve service and worth of my money, this CMS is not deserving trust and has no business credibility and integrity!!!

Empty Guarantees and Promises.

DO NOT let this company manage your community, particularly if your HOA as ANY financial challenges. The owner of CMS will promise your HOA the moon and make numerous guarantees. The arrogance of the owner is only surpassed by her ineptitude. The owner is motivated by money and nothing more; professionalism and service appear far down on the list of qualities necessary for a successful business. Communication with the Board of Directors is very poor; numerous phone calls and e-mails go unreturned. Board frustration is an understatement. There is an obvious level of disrespect for those who dare question her mode of operation. Community management companies work for and provide service to HOA's, not the opposite; sadly that fact seems lost on CMS.On a positive note, there are a couple of women in the office that are very nice and work very hard. It is too bad much of their effort seems wasted.

HOA ASSOCIATIONS BEWARE OF CMS-Community Management and Sales

Sheryl Bacca's staff quit on her earlier this year '09- WHY? Becuase of her shady business practices! Sheryl Bacca needs to be looked at by the Omsbudsman of Nevada. She has the HOA boards do her property inspections- Sheryl Bacca will put into place the "vendors" that only she wants to work with. She will bury/lie about vendors just so she can put in "her" favorites. Associations beware- this is a very skilled manipulator!!

Stay away from this Community Management company

Our HOA's experience with Community Management and Sales was horrible. Their interpretation of NRS 116 was vastly different from others - based only on what was convenient for CMS. Our homeowners complained that the company was unresponsive and rude. They would always promise to take care of an issue but it would go unresolved. Many times we found them to be untruthful. Stay away from them if you want what is good for your HOA.
