Benchmark is one of the most unprofessional companies I have ever dealt with. They do not respond to anything in a timely manner. The house is falling apart...bad roof, bad electrical....The upkeep is non existent. The turnover with the maintenance crew is non stop. It is scary when there is constantly a new person coming to your door. The work is sub par at best. My advice would be to save yourself a lot of trouble and DO NOT rent from them.

The staff at Benchmark was quick to set up an appointment with me and quick to follow through with my application. Gretchen in the front office was very kind and helpful. The home was recently remodeled and has been such an awesome place for my children and I to call home.

Contacted Rachel about viewing a home for rent, and she was a no show on the appointment. Finally reached her two days later and we rescheduled. I showed around 10 minutes early, and she was 15 minutes late because she "locked her keys in her truck". We view the house, and I ask what is required to proceed, and to see a way to look over the lease before placing a deposit or signing. She failed to ever send me the information promised, and then goes out of town. So I call the company to get the info from someone else and the house was rented out from under me. Extremely unprofessional, and not helpful at all. Will not be renting a house from this company.

Hello! We rented from this company for 3 years! House was great, and we even received not one BUT two letters on how thankful they were on how clean we kept the house. On year 3 of renting was the downfall. First it started with a maintenance person coming in our house with not talking to my husband or myself, and my 13 year old daughter was home alone that day due to being sick. No mother or father wants a stranger (as you never know who is coming to fix your things) to show up when your kids are home alone. She knows to not answer the door, but they had a key. It slowly trickled to things like the dishwasher just needing to be replaced, which long of the short we had no dishwasher from November 2014-to when we moved out in July 2015. The house always needed to new roof, and thus by the time we moved out water damage had begun to happen in the kitchen. I cleaned before we moved out, however they charged us for ridiculous things. Keep in mind we DID get some of our deposit back, however they charged for painting and carpeting cleaning and talked about "nicks" in the wall. Well after 3 years one there will be some, and 2 you have to do that anyway once a person moves out. They charged labor and money for 2 light bulbs I didn't even know where out, and charged for cleaning up the back yard, which I have NO clue what this means as out back yard was spotless. We still talk to the neighbors and they stated that there was some tree trimming being done HOWEVER nowhere in our lease did it say we needed to trim trees. I think these people are in over there heads. At the beginning of July 2015 we received a letter stating the house was to be sold on the court house steps for back taxes in the amount of $15,000. That same day a "notice" of such was put on a stake in our yard. I called and was notified that they were taking care of this, however on the 31st of July it STILL wasn't taken care of. The next day I got a call from Benchmark asking if we wanted to buy the house. Knowing what was wrong with it, and how much they wanted for it vs. how much they paid for it there was no way! It is sitting on the market today. The first two years weren't bad, however by year three I don't think it helped that the house had things that needed to be fixed before we moved it and unfortunately a nice home was ruined due to things like a new roof, new dishwasher, as most people know when you begin to have water damage that is unfixed this get ruined. I don't appreciate being charged for things they are trying to fix now to make the house better to sell when it always should have been fixed!

Moved in two weeks ago and everything has been fine! There were a few hiccups when we initially the first night but Benchmark took care of it very quickly the next day. Wonderful home for a great price!

Very positive experience thusfar with Benchmark KC. I moved into my home in February of this year. Before I moved in, they completely re-modeled the entire bathroom - a wonderful surprise the day I moved in! I've had very few maintenance requests, but recently the handle of my toilet broke off. I could still flush the toilet, so it was a very non-emergent maintenance request, but they were at my house and fixed it within only 4 hours. Rachel was my leasing agent, and found the perfect house for my needs - I feel like she knew them better than I knew them myself! Wonderful experience thusfar, Benchmark KC is the best landlord I have had yet.

I'd give Benchmark SIX or SEVEN stars if I could. The leasing agent was very informative. Updates were made to my home that are truly unbelievable. The owner, leasing agent, home inspector, their maintenance people and their customer service rep are all awesome. You can tell they really do care for their homes and care for what matters to you, as their tenant. The house is truly breathtaking and beautiful. I couldn't have asked for anything more. Thanks Benchmark! You rock!

currently am a tenant and have only been into it for a mont and already became a problem. stated we didnt pay enough for the pet deposit but was unable to tell me what wasn't paid- couldnt get a hold of anyone to know where the nasty text came from-they could have called as well. continously finding things wrong with the house but I know it wont be corrected- the yard was full of trash and debris at move in, our garage doors didnt work, and after getting fixed only found out one is only electronic and the other is not- was not a good way to start out our 13month lease and hoping there is light at the end of the tunnel

I have rented from benchmark for two years and I rented two different houses from them. The first one I lI've in smelled like animals but once I complained and told the I wasn't going to deal with it they came right over to fixed the problem. I had problems with the heater and they came right over and fixed it.

I lI've in a area that wasn't to safe and my house got broken into, my rent money was stolen and I was going to be late with the rent, well the worked with me and didn't charge me late fee. Well my car got broken into a coup le month later and talk to Rachel told her we need to move, she talked to the owner got us out of that house 2 months before our lease was up. When we moved into the new property, it was clean and had new carpet. They gave us all the deposit and the pet deposit back. Any time we have a issue with anything they are over with in a day or two. We have referee two people there to rent from them and the gave us referral bonus. I love this rental place. U take care of there home and pay your rent they will take care of you. I like to deal with Rachel and Craig when I needed anything they are very helpful

these people are truley shady they are crooks i was told my house would be painted the 1st summer i was there it took them almost 3yrs to do the office staff is rude especially tom he will talk crazy to you and then hang up in your face i contacted the office when they did paint about things missinig out my back yard that had been there since i moved in gretchen told me the owner said if i knew which one of the workers took the things i should call the police i told her i was @ work but i know their maintance men stole things left nails in my driveway that caused me to get a flat they refuse to own up to anything it's like everything they say goes or the threaten eviction nothing you say will ever matter to them i moved in in march so if i signed a 12 month lease it should be up in feb but they informed me i was responsible for marchs rent that would be 13months i will never recommend them to anyone & im sure based on other review i will not recieve any of my deposit back even though i get a good review every 3months @ inspection they are truely the worse DO NOT RENT FROM BENCHMARK!!!

Not to mention they have an F rating with the BBB they pay tenants $30 if they leave a good review. All their good reviews are due to people wanting $30 rent credits. Note this is to be done with in the first 30 days of your move in. After that it is all down hill.

I called and was rudely told to call back. My wife called back a couple hours later the "man" refused to meet with her and finish the conversation by telling my wife(a pregnant woman who he assumed to be alone) that he hoped she had her doors locked cause there were 2 murders in the past 2 months in the neighborhood. Needless to say I don't care if these guys give out a new car with every rental. I will never rent from a company that treats its prospective tenants like that.

My boyfriend and I were struggling to find a house that was in our price range. We came across Benchmark and we were so pleased. JR was our leasing agent and we had our eyes set on one home and he ended up taking us to 4 other homes to look at and ended up falling in love with a different one! He wanted to make sure we had the house that fit our needs and didn't break the bank.



Benchmark is so easy to work with too. Rachel was there to answer any questions we had and is super helpful. If we had any problems, the maintenance response time is so quick! Makes my life easy knowing that anything I needed to be fixed will be done in a timely manner.



Safe to say we love our home and the awesome people at Benchmark!

I have lived in 2 of Benchmark's homes and I absolutely loved both of them. You can not go anywhere in Kansas City and find what they have to offer. Great homes! Great school districts! Great neighborhoods! I would definitly recommend them to anyone.

My family and I were looking for a home and we needed to move immediately. We were skeptical, but we gave Benchmark a call and go JR as a leasing agent. He was dedicated to helping us get moved into a house within a week and was patient with us as we looked at multiple houses. He answered all of our questions and treated us like family. When it came time to sign he lease, Rachel went above-and-beyond to make sure we got the house that we wanted. We have been extremely happy with our beautiful home and the Benchmark staff! I would recommend them to anyone look to rent nice homes at reasonable prices.

My wife and I were looking for our first house which we wanted to rent. We came across one that Rachel and Lorenzo helped us get the paperwork done. They knew it was our first house and they were glad to help us get started. They made it so easy for us and were a fantastic help. We highly recommend them as they are really nice people to get acquainted with!
