WOULDN'T RECOMMEND even if it was rent free. The apartments are pretty nice. Great size, but I have been a tenant for about three years wouldn't recommend anyone staying here at all. When my lease is up, I will be moving and maybe even before then due to the poor management and obviously preexisting conditions in the apartments having to with the appliances and upkeep. In the time that I have lived out here, my A/C has conked out too many times to accurately keep count of. Each time it takes an average of four calls to actually get someone to come out and fix it and even then the problem is only temporarily fixed and never permanent. Last month, my power bill was in excess of 300 dollars, 150 more than usual due to a hot water leak that took 3 weeks to actually even get someone out to fix even though the problem took less than 15 minutes to fix. The maintenance men themselves aren't the problem. The problem lies within the management and how unprofessional and lazy they are. Both I and my boyfriend had to actually show our faces three times in the office whereI'm assuming they pretended to scribble down a work order only to be told the next time that they'd send it in, having never sent it in the first place. They tack on unsuspecting charges onto the rent which they literally feel like they need not explain and are simply surprised you asked. Where I lived before this place, which honestly I wish I never left, cleaned the carpet upon request or every 6 months. I've never had my carpet cleaned ONCE in these apartments. They advertise the apartments as gated but it does not now nor has it ever worked! I had a noise complaint with a neighbor that was consistent even after asking them personally to keep it down. Let's be clear that I am not some senior citizen who just likes to gripe about noise to have something to do. I live above another 2 BDR apartment but with a home in excess of at least 7 people that I can count, you'd think that they'd be a little more aware but there were countless times when they'd have music blasting all day and all night and I'd ask time and time again only to have it back on the next day. After several times asking, I contacted the office to see if they could formally ask my neighbors to keep it down and I was instructed that, "your best bet is to call the police, all that we can do is tack a note on the door...if they won't listen to you, they won't listen to us." Granted, that may be the case, but simply trying would have been the least that they could have done. If the rent is late 2 days, they tack a note on the door asking you to basically leave or pay but when something goes wrong, it takes an eternity to even see anything done about it. I have had it up to here and will be contacting the corporate office, who if reflective of their employees, won't do much. Please. I'm begging you...do not be fooled by these scammers!

1 star is too much for this place.



After living here for three years and being dragged through almost any 'slumlord' situation I can imagine I don't know where to begin. I only had a handful of issues the first year but within the last year and a half I have had the following happen:



-Dishwasher has broken (three times)

-Power outage (roughly seven times, once it was JEA's fault)

-Water shutdown/water main break (roughly ten times)

-Maintenance left our front door unlocked after completing a request

-No window locks were put on any windows and we had someone break in

-The water heater pipe burst causing our whole apartment to flood (the first maintenance guy took 20 minutes to get to our apartment, the whole time we had about a gallon gushing out every three to four seconds, and he was absolutely hammered and told us so himself. He called his manager to finish the pipe problem because he was too drunk.)

-The management staff had the worst customer service skills I have EVER seen (I have a letter from the management staff, pinned on every resident's front door, stating that they, "...will be enforcing a "NO LOITERING" Policy. What this means is that you are to go from your vehicle to your apartment or from your apartment to your vehicle. If you fine the need to be outside you MUST do this on your patio." There is plenty more on the full-sized copy.)

-The landscaping was horrible, there is garbage throughout the property and none of the trees or scrubs are trimmed except for around the model apartment area.

-Pools are dirty on a constant basis.

-Laundry facilities have horrible equipment, either stealing money or not working properly, and the facilities are always dirty (after three years of living here and using them on a weekly basis I have not seen the floor or walls cleaned once).





I'll cut my list off here. If there is one thing you can count on, it is having a horrible experience living here.
