January 2016. I hate I moved in here I found Black mold spreading everywhere, I had water leaking from pipes in my ceiling my wall starting coming apart, I got home one day a walked into my room with termites all over my white comfortable on my bed they were coming from the ceiling fan ligh above my bed, there were little any trail all on the wall of my room this place is that an infested unhealthy and not OK. Three broken in the shortly after move in, and a shooting were robbery took place in the parking lot were someone attack a resident. The trash is always overflow the grounds are not kept up at all this place is a Dump!The Management only care about one thing renting out bad apartment, and making a profit, which is why their turnover is so high of people breaking their least when people move in the nightmare Begins.
There better properties in Houston to live in, and this is not it. lesson learned.

I hate I moved here! These people are beyond rediculous. My ceiling is on my floor....for the last three months...theyve done nothing but cause me tremendous grief. They claim to have placed a new ac in my unit....since its been here its leaked...my ceiling is slowly collapsing...and all they can say is theres not much they can do because the ac is still under warranty...you have got to be kidding right? me and my husband want so badly to get out of the lease...these people could care less. If you are thinking of moving here...think TWICE, THREE OR FOUR TIMES before you do. I am not the only resident with these problems. So are my neighbors. They try and paint and put nice office furniture in to make people think that the apartments and staff are worth the money. NOT!!!! I wish I wouldve known. And honestly when I was signing my lease a older guy who complained about his apartment issues to the staff told me not to move here that GUARDIAN EQUITY management was full of S&%# but I didnt listen. So now Im suffering BIG time!!! Do not believe them when they make all the empty promises as I did. They own their wiring so AT&T cant fix line problems...they have to...problem is it takes 2 months to get their contractor out and at least 3 people on a work order before he is ever called!!!!! So in result we had service with AT&T that didnt work for 2 months as well as service with Comcast because we needed internet access somehow until they fixed the issues!!! So we paid two internet and phone bills and do you think they compensated us for a penny? not!!! Just another problem we had to endure. They also owed us for a Centerpoint Energy Tech visit that we still havent gotten credit for. We were charged $45 by Centerpoint to be told the maintenance needed to fix the breaker box. In which we knew it was the problem in the beginning. The maintenance never showed up after 4 calls for them to show up and empty promises they would!!! We needed lights so we called centerpoint!!! Thats just a few of the issues. The management team is horrific! The manager Mora...shes always on vacation somehow....the leasing agents are PMSing 24/7....I doubt they will be here much longer. They never keep full occupancy...people are always breaking their leases! Thats how horrible this company is! PLEASE PLEASE PLEASE DONT MOVE HERE! Im here and its killing me. I have lived in several apartments....never like this. GHETTO DRUG INFESTED WILD LOUD CHILDREN I may as well live in 5th ward! These apartments shouldnt be apart of the Westchase District!!!!!
