Innovative Management Service provides professional financial management, deed restriction enforcement, and consulting services to Homeowner Associations.

Assessment Billing and Collection.  Proven procedures rigorously enforced is the key to successful collection of assessments.  IMS works with Boards of Directors to develop viable collection procedures, and then implements these procedures using sound business practices.  The results are fewer delinquencies and earlier collections.  IMS's clients achieve a collection rate of 98% or better.  Most importantly, this is achieved at no net cost to the Association.

Financial Reporting.  To be useful, financial reporting must be accurate, timely, detailed, and appropriate to the unique needs of each individual Homeowner Association.  IMS works with Boards to tailor CPA-approved financial reports, and then generates those reports using strict data discipline and audit trails.  The results are financial reports that are decision-making tools for the Board.

Capital Asset Reserves.  IMS assists Boards in designing and implementing Capital Asset Reserve Schedules to provide for future major expenses while keeping current assessments to a minimum.  Special assessments become unnecessary.

Deed Restriction Enforcement.  To be successful, deed restrictioin enforcement must be perceived by the homeowners as being fair, equitable, and easily understood.  IMS helps Boards develop consistent enforcement procedures and guidelines that make it easier for the homeowners to follow the rules, and easier for the Association to recover the cost of enforcement.

Professional Accreditation.  IMS has been a member of the Houston Chapter of the Community Associations Institute for over 28 years, and has helped teach numerous Boards and managers about Homeowner Association management.  IMS is an Accredited Business of the Greater Houston Better Business Bureau (see www.bbbhou.org).
