If you are in the market to buy or sell your house and you hear that Steven Miller will be doing your appraisal.... RUN AWAY! His appraisal has huge flaws= he said that the kitchen had granite countertops and right next to the statement was a picture of the kitchen with old tile countertops; he said the bathrooms had been recently updated and remodeled and then showed a picture of stick-on vinyl flooring and old fixtures in the bathroom!



Worst of all, when he was asked to review his appraisal due to some new comps in the neighborhood that CLEARLY influence the value of the home... he refused! I understand making a mistake and then fixing it, but making a mistake and then stubbornly holding your ground whhen both buyers and sellers agree that the appraisal is wrong?!?!? WATCH OUT!

The reviewer has stated that I performed an appraisal on a particular property and stated that the home had granite counter tops. Per the reviewer, the photo showed the home had tile counter tops. The reviewer also stated that I said the home had updated bathrooms when in fact the home supposedly had vinyl floors and older fixtures.Finally, the reviewer states that additional comparables were provided to me for review and I absolutely refused to make any changes to the condition of the home and/or the comparables. These are all false accusations. First off, if I had made any errors in cleary identifying the property (i.e. granite counter tops, remodeling, etc.) and was asked to make such corrections, I have no problem correcting any error or ommission I may have made. In regards to any additional comparables that may have been provided, I always (100% of the time) review the comparables and comment as to why or why not such comparables were or were not used in a report (Rebuttle or Addendum). I have been appraising single family residences, condominiums, planned unit developments and multi family 1-4 units for well over 13 years now. I am one of a handful of FHA approved appraisers in the Southbay area of California. I take great pride in the quality of work I do and have no problem making corrections to errors or ommissions I may have made and/or reviewing additional comparables that may or may not be more suitable for a particular assignment. The comments made by this reviewer are deemed slanderous and is not acceptable by this real estate professional. I ask that you immediately remove this review as to avoid any future legal action against the reviewer and/or AT&T (YP.com).
