This company is run by someone who has no integrity and it flows down to the staff. Read the contract! There is no accountability to the property owner whatsoever. They will charge you an entire month's rent just to lease your property on top of the 10% monthly charge. And do not expect anything in return. If you want to sell your property, they will take 7% of your proceeds and have absolutely no responsibility to you to actually DO anything. As soon as you sign the contract, send a notice to them to cancel because the hook of their contract will continue to snag you to get away from them. There are so many property managers who are wonderful in Indianapolis - this is not one of them. As other reviewers have said - RUN. If you see a 5 star review it is from someone connected to the company.

Does anyone else find it interesting that Bryant Company's reviews are either a 5 star or a 1 star? Look at Google Reviews where one reviewer had looked into positive reviewers to find that they all reviewed the same exact companies. FRAUD!



I can tell you from broad experience with this firm that it is almost unbelievable they don't spend half of their staff time preparing for and attending court appearances. They operate in the most deceptive and unprofessional manner of any firm in any industry that I have done business with.



It starts with the rental process, which should have been the first hint. My experience was that they would tell you anything to get you to take the property. When you show up to sign the paperwork you find that they have inserted into the contract language that would bind you to use them as your broker if you were to buy the property you have rented which would make them the rep on both sides. Their office was in complete disarray with stacks of papers all over the floor. I have no idea how they transact any business effectively.



As soon as you become the renter, your rights are waived. Good luck getting service and even better luck if they decide to invoice you for anything even if you can prove they are wrong. They will still take it from you when you move out.



Also, you should take a thousand pictures and detail every scuff, every speck of dust, everything or you will be charged on the way out. And, I would advise to get it put in the contract that you require your own walk through with your own handyman on your move out and you all agree in writing before you walk away as to what damage was done and how much it costs, because they will take your money for repairs not needed or repairs to things that were there when you moved in and tell you tough and if you don't like it take them to court. By the way, good luck with that if you can no longer access the property because you have moved out and now have no way to get back in to prove anything.



As a professional and owner of multiple properties myself, I only rented because I needed to be in a school district for a limited time and had no intention of settling in the area I ended up leasing in. I have my own professional clients and I have those who lease from me. I treat them all with respect and encourage communication. If they treat me right, I do so in return. Not so with Bryant. Prepare yourself to be treated like you are a Section 8 applicant. They treat those who lease their "executive properties" like trash.



Unfortunately for those of us needing to lease, sometimes you are in a time crunch, etc. Bryant uses this to their advantage. Screw you and go ahead and sue us if you would like to take the time (we don't have it) to chase a $1K (most of us won't miss it).



Shame on this company. If anyone would like to start something as a group against this firm I'm sure you can find a crowd. Me included. RUN!

This company sucks. They deserve 0 stars but the system made me enter at least one. The customer service and support we’ve have received from Bryant Company is the most most egregious I’ve ever experienced. I’ve been a renter for over 15 years in four states and have rented 6 properties from 6 different rental agencies and I’ve never been treated this poorly by a company or home owner. I will never use or recommend your services to a friend or family member and have in fact warned and will continue to warn people away from getting involved with Bryant Company and any your rental properties.



The most recent insult came when you emailed a letter on March 19th asking if we intended to renew our lease. I responded within the time frame they requested in written form, as they requested, and asked if we could rent month to month. This request went unanswered. Today there is a lock box on our door and sign in our yard. This lack of communication is just one in a long list of unanswered communications we initiated. We haven’t had outdoor lighting since August of 2012, for example. We’ve sent numerous emails, which eventually resulted in no resolutions. I hope the next tenants don’t care about having no outdoor lighting because surely this will never be fixed, along with plenty of other maintenance issues we’ve long lived with. And I hope they never feel free to ask to rent month to month or for anything because those requests, too, will go unanswered and unsolved.



Because the sign in the yard and lock box on the door have forced me to assume we cannot rent month to month, I will leave behind along with the keys to the home, the worst impression possible of Bryant Company. They should be ashamed of how they treat their tenants. Indianapolis renters should be ashamed of them.

I came into my lease not expecting much and that is what I got. Lack of communication is an understatement for the Bryant Co. I had 4 things that I have asked to be fixed on my move in report and 18mo later they still havnt responded to them ( I ended up fixing them all myself). I have had the house professionally cleaned 2 times a month for the durration of my lease and have actually made it look better but from what I have read I expect that they will still be taking all of my deposit. They have also started showing the house, becasue I am moving out in a little over a month, which I understand you have to do but 4-6 hours every weekend and 2-4 hrs a night and then you get phone calls when you say no to a 8pm apoitment becasue hevan forbid your kids have to go to sleep. I have been getting a min of 10 phones calls a day and when you do pick up becasue your at work they just call and call and call. It has gotten to the point where im actually moving out early and paying a full months rent while not even living here.....on another note the houses are nice so im sure they treat the owners great but be prepared for no action on anything as a tenant.

Very unprofessional - I agree with another reviewer when they said most of the reviews must be written by employees. If you choose to do business with the Bryant Company be prepared to have no communication, no follow up, and no inspections. You will receive your rent payments on time, however, which is important but if you expect service and professionalism you will not get it here.

The Bryant Company is doing an outstanding job taking care of my rental property. They've gotten me great tenants and those tenants have all had great things to say about management and maintenance staff. If you're looking for a great management company this is the one to call.

These people are very unprofessional and downright shady. The reviews below are obviously made by employees. A year ago yp and other review sites were chock full of negative reviews for Bryant Co. Check them out on the Better Business Bureau site. They get several complaints each year. Save yourself the hassle and find another company.

They are excellent managers, and really know how to hone in on the specific needs of a rental property. Every other person I worked with in the past, seemed to just do the job, But the Bryant Co. does the job to get results for the owner.

The Bryant property that I live in is well managed and taken care of. they make sure the home stays in good condition and that I am comfortable while I am here. They have been very diligent about maintenance and I have never really had to ask a thing of them. Very satisfied with my rental and the bryant company.
