I would rate this company a 0 if possible. They cost us the sale of our house and our contract on the house we were buying. Harold's inspection on a 1500 sq. ft. house took 4.5 hours. This family was so excited about moving into our house. However, 30 minutes after the inspection ended, we were informed that they felt the house had "overwhelming issues" and did not want to proceed with the sale.



Some items Harold noted:

1) "The roof was 12+ years old" (The roof was replaced 2 years ago which we provided paperwork for; it's in excellent condition.)



2) "The house needs to be painted on the exterior" -- We had that done two weeks ago. Two weeks to the day, actually.



3) Notched joists which he recommended be "sistered immediately" - First, he cannot/should not provide any structural solutions (as he's not an engineer). This made us so anxious we called out an engineer (a $200 bill) who said a) no issues present, and b) the inspector's a moron.

2/2015 DO NOT USE THIS COMPANY!! Brokers Guild Real Estate Agent does NOT recommend using this company. They missed major items on home inspection costing over $3,000.00 in repairs. The inspector Derrick BeDan and Jim Michaels refuse to take responsiblity for their negligence and oversight, I wasunable to live in my home 3+ months after closing due to the items missed in their inspection. There was very evident MOLD present, improper duct work and hanging ceiling drywall due to previous water damage all of which were missed during initial inspection report, when they conceded the issues exists Steel Rhino still did not accept responsiblity that it was missed initially. I don't need air reports to tell me if it is safe for myself or my family it should have been brought to my attention.UNTRUSTWORTHY-DO NOT USE!!!! They will not work with you on a resolution on their own. Now 6 months later I am finding more things the inspector did NOT make mention of in my report. What a joke this company is! Save yourself. Get a different Home Inspection Company.
