Horrible service

Salters Property Management Group are full of liars, incompetent, uneducated, disrespectful property managers. As a home owner, I used this company to manage my property. Worse mistake I've made in my life. Your rent payment is never deposited on time. If the tenant is late, no one informs you of anything until you check your bank account and realize you didn't get your deposit. Receipts you never receive for services or rental payments. Mr. Salters, the owner, the former 1SG in the Army, is the biggest liar of them all. Horrible manager. I've dialed 803-767-5112 (his mobile phone), 803-419-5011 (business phone), emailed keith.salters@yahoo.com several times with no answer or response to my emails. I requested that tenants either renew their lease when requested before their lease expired or they move when it expires, he failed to do so. Lied, told me the tenant was signed another lease and a month later they gave their 60 day notice... They showed my property and left my home open, pull up to my house and the front door is wide open. They do not conduct inspections. I've informed them that I'm not interested in their services anymore and that I'm managing my property now, it's been a month since I gave this notification and I haven't received my tenants security deposit. Their company deposited tenants rent checks into my account for other property's totaling $3,387. I called the company to let them know of the error, they didn't answer nor call me back. I informed the bank to make the correction. Repairs to your home are made by a no license repairman, charge you a ridiculous price and don't provide you with a receipt. They are just horrible and I'm completely fed up with their services. The Better Business Bureau has even graded them horribly for their services.



I would never utilize this company again. I recommend that anyone looking to utilize this company take these reviews for face value. I am contacting Ft. Jackson and Shaw AFB to inform them that this location preys on Service Members and takes advantage of them while managing their property. Please STAY AWAY from Salters Property Management Group!!! they managed my property in Columbia, SC while I was leaving overseas. They charge me for repairs and thing they said they replaced in the house, but they cannot provide receipts for them. When I ask for receipts, they say they have to research them but never did. One of the receipts they finally gave me, the address of the business who did the job does not exist. They made me pay for disposal repairs and replacements 4 times in 2 years. They made me pay for a new stove, but installed an old one, older than the one that was in the house. When the tenants pay, they deposit the payment into my account two months later. They owe me one month rent, they said they will research the payment, I still have not heard from them. Every single month they charge me for something. When I went to visit the house, It was in very bad condition. They are EXTREMELY dishonest. I reported them to LLR.

WE HAD TO HIRE AN ATTORNEY TO GET OUR SECURITY DEPOSIT BACK. Seriously. There was no dispute between Salters and us about the fact that they owed it to us, or how much they owed us. They just would not cut the check and mail it. Per the lease agreement, they had 30 days after the lease ended, to return the deposit to us. It took almost 60, and multiple calls and threats from our lawyer. Every time we called, they either wouldn't answer, or would tell us they had "passed our message on".



In the nearly three years we were stuck renting through this company, our experience was almost exclusively that:

- it takes multiple phone calls to get someone to answer the phone

- they rarely return messages you leave on the company's voicemail

- the emergency maintenance phone number frequently tells you the mailbox is full and you therefore cannot leave a message

- it takes between 6-12 phone calls (literally) to get them to come out and repair anything



The owner and his wife (Keith and Sharonda) truly seem like very nice people, but the company is run dishonestly and inefficiently. STAY AWAY FROM SALTERS. Trying to work with them to get them to uphold their end of any contract is like having a part-time job.

Month after month I have to inquire where my rent money is. It gets worse each month. I call and call and always get an excuse or we will call you back with no call back. Last month I emailed them twice and never got a response. We eventually got the money, but no aknowledgement of my emails. I give them 2 stars only because I do feel that the tenants may get better response than we do as the homeowner. We have been contacted about repair requests over the years and are updated on mid year inpections. This company might be okay to rent from, but I would not recommend to home owners. Lately, I always get the rent money around the 3rd week of the month (after my mortgage late fees hit). Rent money is supposed to be paid out by the 10th, per Salters. Today is the 21st, and they have not paid us on 2 homes.

Salters property management was the worst company I have ever worked with!! Their customer service was terrible. The entire staff, including the owner, needs to go back to kindergarten to learn from the beginning how to treat people and have manners. They would receive rent money at the beginning of the month and I didn't receive it until the end of the month or the following month. Every time I called his office they always gave me an excuse, bank problems, we'll send it to you in the mail don't worry. They never returned my calls either. After The tenants moved out Salters never made repairs on our property. If you want to have a responsible company take care of your home look somewhere else!

Salters suck, very unprofessional , coustomers service need to be fired right along with owners. The are always late paying the costumer and never commicate. Worst company. Do not allow them to manage your home. I give the half a star.

Worst Company Ever

I do not typically write reviews. Everyone's experience is different and I hate to could someone's opinion with my circumstances. However I cannot tolerate the incompetence and ineptitude of Salters Property Management anymore and my only recourse is to write a review for potential home owners looking for a property management company to steer clear of this company. The singular duty of the property management company is to ensure the collection of the rent on time and to disburse those funds to me. Every months I have had to beg, plead and threaten to receive the rental disbursement. The rent was paid on time they just lack the ability to disburse those funds to me in a timely manner and this is grossly unfair and egregious. I recommend all home owners looking for a property management company to look for another company as this company has serious cash flow problems. When my tenants lease is up they are being replaced by a more competent company. Mr. Salters I would appreciate your reply to this review as I cannot reach you in the office.

BEWARE!!!!!

Worst company ever!!! They are liars and thieves. Make sure you get everything in writing and don't even hope to get a deposit back no matter what you do when you move out. WORST COMPANY EVER!!!

Do not rent from this company....

Do not rent from this company. Every time I called about maintenance (usually the ac) it was a ridiculous wait for someone to come out. And overheard the management complaining about crack heads not paying rent. They were not up front about some fees when moving out. Would not recommend!
