Warning to potential renters-D...

Warning to potential renters-DO NOT I REPEAT DO NOT CHOOSE FOX CLUB!



Bottom Line: Unless you don't mind shelling out practically over a thousand dollars (950-1100) to live like a third world country, DO NOT COME HERE, unless everything has been renovated from “the ground up” and under “new management” (includes staff and company Grady Management).



Some individuals in the management staff are fairly new to Fox Club but they claim to have over 10+ years of experience with rental properties but their “experience” is very questionable.



#1 They are completely unprofessional, incompetent, tactless, rancorous and purposely deceptive. The security and cameras is just a façade of security. There have been many burglaries and drug related activities yet security was not around. How convenient.



They are very clever in doing the very minimum for you but want you to pay the maximum for it. My rent has increased every year (been here for about 3-4 yrs). I, as well as other residents, pay our own utility to Pepco but yet our rent keeps increasing. They do not give any explanation for the increase as to why and or its allocation.



#2 The buildings are mice infested. I’ve been complaining about mice since my second year here. Their methods prove they prefer to barely manage the problem with their phony baloney exterminators by placing just poisons and glue traps instead of “eliminating” the problem by properly sealing up all units from rodent entry. The mice here have learned to be clever and avoid their traps.



More appalling is that management also insisted this issue is due to house cleaning and believe it or not Community Manager Keshia Shepherd actually said to me in presence of witnesses that mice have no spines. Remarkable I know, and their so called exterminator agreed with her. Yes, incompetence is personified by this staff! All it takes is a few minutes to sit down on the computer and internet to self-educate yourself about rodents from professional exterminators or rodent elimination companies such as Victor. But no instead of admitting their mistakes, they continue the charade professionalism and act dismissive towards the truth!



#3 The resident culture is ghetto-third world mentality-no so much anymore in my building but I have noticed its presence at Fox Club-especially among the teenagers. I don’t know if the culture is reactionary towards the management or not, but either way it’s not good.



In the past, I had to deal with not using my laundry facility because someone decided to use it as a toilet on more than one occasion! I had to deal with weed smells in my apartment because someone was smoking weed on the steps inside the building. I’ve also had to deal with foul septic smells in my apartment in which the staff doesn’t know why (what a shocker). I’ve also had to deal with people throwing trash in my patio.



My advice to current “good” residents like me…Get out while you can, you and I deserve way better for the money we are paying them. In this area there are many apartments that have been nicely renovated and are affordable (Penn Landing, Surrey Square, etc).
