This is the worst management company I have ever had the displeasure of renting from. They lied from the get go, we didn't know whether we had a place to live until the day we left on our three day journey to get out here and when we did arrive, we were informed that we were not allowed to sign a lease without seeing the place first AND there was no one available to take us out to look at it! Finally, we got the lease signed... the lease in which was so generic there was no square footage of the place on it, we were told we controlled our own heat (by us being able to control it they meant the downstairs neighbors ), they advertised the property as having air conditioning... yet another lie... also we were slammed with mold waivers, and move out cleaning requirements that were beyond excessive. When we called to have them look at the thermostat in our apartment because it was 90 degrees in the middle of winter and we were sweating like crazy, we were told..via note on a paper door hang, that the heat wasn't controlled by this thermostat and "there's was nothing they could do about it."
The toilet overflowed and started leaking through the kitchen ceiling... we stopped the toilet from running but were concerned about proper clean up and wanted someone out there to fix the toilet so this didn't happen again. Of course, it was a friday around 6pm... not exactly late... and we called the emergency maintenance number. They decided that it wasn't an emergency and that mold didn't grow after just one leak... WRONG!
I really loved calling to place the multiple work orders for our place and being asked if it was correct that we were living in the garage behind the house... instead of in the house. They don't have any specific information on ANY of their properties. They are rude, dismissive and ignorant. Is that someone that you want to rent from?
I have worked in housing and "management" companies like this one give every rental company a bad name. No matter how much cheaper this housing may be than other companies, the discount is NOT worth the headache.

BEWARE!! Rain.bow properties are scam artists!! They charge double deposits so that when you move they keep even more of your money and I promise you they WILL keep your deposit. There isn't a "walk through" process to protect you because they DO NOT plan on returning your deposit. The apartment was cleaner when I moved out than when I moved in and they still kept my $1700 deposit and proceeded to charge me $800 more saying I did not provide an 30 day notice that I was moving out. So
BEWARE!!! If you want to throw away a bunch of your hard earned money and possibly end up owing them money then go ahead and use them!!

TERRIBLE

This is the absolute worst place to rent through. They take forever to fix things. Apartment wasn't clean when we moved in after calling and asking them to come clean it 3 different times. We left it cleaner than it was when we moved in and got less than 1/4 of our $800 deposit back. These guys are a joke. I would never refer anyone to the company.

Absolutely dispicable! Took them 3 weeks to fix my shower.... because they forgot to come back! My oven never worked the entire time I was there but was afraid to request a maintenance call just to be unable to cook for God knows how long. I missed several days of work because they wouldn't have the duplex parking lot shoveled. They said they didn't have to because its gravel. Good to know. Also couldn't get to the trash can on several occasions due to flooding. This of course they claim is not their fault. The sun shines under the front door, and they try telling me that it was weatherized.



Faith, has horrible customer service! She is extremely rude and disrespectful. I was calling to give them money and she couldn't even be civil. That judgemental attitude is beyond comparison. I just can't believe a company can stay in business like this.

Unprofessional

I found Rainbox to be unprofessional and hard to deal with. It seemed all they wanted was the app fee. We first met a rep. at a townhouse that we were ready to lease and the rep. opened the door on an existing surprised tenant. Rbow. thought the place was vacant. We dealt with them on and off for a month and gave up after not having some calls returned.

Frustrating

I am very disappointed in there service. Had called fr a question and they took two weeks to get back to me and the only reason they did is because I had kept calling. Mind you I had already paid for an application fee on a place they were not calling me back. Their application fee is a month so if I wanted it still get the apartment I would have to pay another fee. Also they told ,e there were busy and needed me to call back later as if I was not important to them. I was not happy

This company needs to be shut down.

They have an established reputation, and rightfully so, of dealing poorly with tenant and applicant issues if they even bother to take any action at all. After my wife and I completed an application each (for a total of $60 in fees) we were told we would need to make double the deposit ($1400), or have a co-signer in order to live in a single bedroom duplex with rent of $725/month. They determined us as a liability because my wife's application alone did not fully qualify for the regular deposit ($700) since her monthly income was not at least double the rent, and she had been with her job less than 6 months. They use a scoring system for applicants that they stated was invented by their company. This scoring system is simply a way for their employees to treat everyone as a number instead of a person. They use the score by itself and exclude other details, or any use of common sense, when determining if a potential tenant is a liability. I will be filing complaints with the Better Business Bureau, Fair Housing, and any other agency that can assist with removing this social stain from the Billings business community.

ScamArtists!

Found a great house, was able to check it out the same day. Went to the office to pay my $30 fee (money order ONLY). Then they arbitrarily changed their pet fee from $35 per month to $105 per month! Unwilling to negotiate. They can keep their (unrented) houses!

I am renting with them and the repairs on the property... well I have to call and call and call. They blame it on the owner and the owner blames it on them... One property that is for rent from them has not been celaned or painted or anything by them after the previous renters left (they had pets) and they are ready to rent it again. They are very dishonest and rude and sarcastic when you need help with repairs in the property you are in. They have even said: if you are not happy in the place you are in just look for something else.

BAD PEOPLE!

Ok I never even rented from them because I paid the thirty dollar fee and the next day found out they had rented it from someone else! Then to top it off they said they had no record of my money so i didnt get it back even though the woman at the front desk specifically told me if I didnt get that place i would get my money back!! Hmm NOT good!!

BEWARE

This company is beyond unprofessional . I will be the first to admit that I assume most of these refuse are from folks who do not pay thier rent or are distructive to property. So I will admit I dismiss them nine out of ten times. Rainbow Property management is very very unprofessional. I have wittness them cheat my home owner out of several hundred dollars in so called repairs that have either been done incorrectly and or not done at all. Costing the homeowner more visits witch of corse they are charged for. As the renter I expected to have repairs done correctly and they were not so of corse I was flustered. I assumed because I rented a new nicer home and paid over 1,000 per month that it would be not a issue. IT WAS repairs were not done! and I was lied to about when they would be done! over and over to the point I did some research and found the homeowner and called him directly HE HAD no idea! BEWARE this is a h orrible company to do bussiness with!

Rude. Dismissive. Idiots. Liars.

Terrible company. They will seem friendly at first, but once you sign the lease they will have nothing to do with you. If something is wrong with the property don't bother to call them for help, they probably will try and get the owner of the property to do it, who will try and get them to do it and you will end up paying for it yourself. The office staff is frankly rude. It's like they don't want you to renew your lease under any circumstance. Honestly one of the worst run businesses I have ever seen from a customer service standpoint. Actually it is the worst. I have not seen a review that is higher than the worst rating anywhere online. I wish I had know before I signed a lease. Stay away from Rainbow.

swindlers!

a few days ago I had a meeting with one of the rainbow representatives who knowingly lied to me, already knowing i was not eligible to rent. the first lie they told me was showing me a place that had already been sold. i paid the thirty dollars for THAT place, no other place. the next day they told me about the error and i figured since i had already paid the thirty for the background check that i would look at the place. talk about degrading! then i was asked to come sign the lease today. when i arrived they said "oh we missed something when we reviewed your application and you are not eligible to rent." i had gone over the issue with the agent when i had met her and she told me that it was no problem, even though i found out today that the issue was an automatic denial....period. if i had been told the truth i never would have provided the $30 dollars to them. if anyone has information that would help me file a claim with the state i would appriciate it.
