I am utterly disgusted with these people. How they live with themselves, I do not know. This is a company that acts as a predator towards young college kids. They are scam artists. They will come up with excuses to rob you of more and more money at every turn, constantly working against you instead of trying to help you. They feel good about themselves for putting young college kids into more and more debt, and they cross their arms and laugh about it among themselves. A sick little room of people with 0 morality. Pathetic people that do not belong in Austin.



Let me just list a few things I found out soon after I moved in.



-You lose your parking pass? The little sticker that goes inside your car windshield to indicate that you can park there? You have to sign a document states that if you lose it (and it specifies, even if your car is stolen or someone destroys it), you pay $500.00 for a new sticker. Yes, I repeat. FIVE HUNDRED DOLLARS for a new parking sticker. If you can't find your parking sticker (2x2 inches sticker) by the end of your lease to give back to the realty company, then expect to pay $500. Scum.



-You want to sublease your apartment? Want to go home and see your family this Summer? Found somebody that's willing to sublease the moldy infested box you live in with paper thin walls that wreaks of cigarette smoke? Great. $550 in administrative fees. This prevented me from subleasing my apartment this Summer and going home to see my family and friends back home.



-They will flat out ROB you on your security deposit. They are nothing but thieves. I'm looking at mine right now, and they have come up with excuses to steal 500 more dollars from me on my security deposit, including a $200 'cleaning' fee and a $100 'administrative' fee. An administrative fee for what? Ripping me off? And a cleaning fee? Are you kidding me? Know how low these people are, I spent 6 HOURS cleaning my apartment before I left. I mopped. I swept. I vacuumed. I cleaned EVERYTHING. Not to mention, when I GOT to the damn place, there was dust EVERYWHERE. There were dust-balls literally the size of baseballs on the ground. The way I left my apartment was TEN TIMES as clean as when I got into it, and they're charging me this imaginary 'cleaning fee' now.



-When you inevitably decide that you do not want to lease again with these contemptible, disgraceful people, expect them to barge to show your apartment WHILE YOU ARE THERE, possible sleeping. Possible naked. Possible studying. They don't care. They give little if any noticed, and they just barge into your apartment whether or not you are there. I came back from class one day during the 3 weeks they were trying to lease my apartment, and someone, when they were showing my apartment, came in with slightly muddy shoes and left mud prints all over my floors. They don't care. They are still laughing among themselves that they got you to sign the mandatory death sentence they call a lease.



Oh, and not to mention, besides the fact that these people are scam artists that prey on college students. My place was a dump. There was mold. The walls smelled of cigarette smoke from the day I walked in. There is even a car spot that the gutter drains directly onto, giving that car a waterfall of gutter-water even time it rains. I feel sorry for whoever that is.





I sincerely wish that the city of Austin would launch some sort of investigation against these people. They are nothing more than loathsome thieves, and worst of all, they target people already struggling and kick them down without remorse and with smiles on their faces.

Thank you so much for taking care of the broken A/C for us today. It was less than 48 hours as I was told on the phone. Really appreciate your prompt response and the professional way my concerns were handled.
