Why should somebody wait till two years down to complain,nothing for free,take care of your self before somebody else takes care of you.I'v leaved here for more than two year nothing wrong,its only that people like whoever complaining are naturally nasty not the management some people try to make it hard for the management but with the the management that we have ooh my GOD they are doing there best to meet all the needs.

DO NOT MOVE HERE! I have lived here for the last two years. Typically when a complex changes management, the new management company tends to treat the residents better than the old one. Not in this case. The complex is now ran by EOS property management. Nothing has been done to upgrade the units nor the complex in whole, but yet the office, the tennis courts, and the pool area has seen every bit of a $20,000 renovation. So just in my unit alone here is what is wrong, but be aware the rent went up by almost $100. The dishwasher has been broke for going on 11 months, the insulation around the heating and air unit has been ripped off by a repairman and has been that way for almost a year now. Also I have found several pieces of clear masking tape that has been painted over and come to find out that was their way of covering holes in the wall instead of just repairing them like they should have. Now we have had a water leak in our apartment for almost three days now and after three phone calls and a trip to the office it should be fixed tomorrow, so they say. But this is only after going down to office to complain because I was thinking of our safety enough to take the cover off of the washing machine plug-in to notice there was water sitting in the junction box. So during the numerous trips that maintenance made into our apartment not once did they happen to turn off the breaker to the washer and dryer. So in short if you care about your safety and what your money is used for I would spend the few extra bucks and go stay at another complex that actually cares about their residents and stay the heck away from this place.

Where do I start? First, there's no price deal here. The utility cost from ancient AC units will eat up any savings from what appears to be lower rents.



There's so much wrong with these apartments. Let me start with this: ants; roaches; mosquitoes; and spiders everywhere. So many ants you have to store cereal in the refrigerator. You can't spray enough to get rid of them. Infestation is the word that comes to mind.



Legends of Dunwoody in Sandy Springs are about 20 years over due for renovation. The owners are milking the property for all they can and putting nothing back in. What does that mean to you? 25 year old air conditioner and air handler that will cost $400 a month in AC in the summer and you'll still be sweating. Air handler in the closet that sound like you're sitting in the engine room of a submarine, nonstop noise. Very old patched up cheap appliances. Plumbing problems and leaks constantly. Black mold.



Here's a rapid fire list of other problems: foreign maintenance workers who can't speak English and barely have any handyman skills; black mold from years of plumbing leaks; very old and expensive to use hot water heaters; broken patched up appliances; Rottweiler dogs running loose in the complex; no landscaping and red mud everywhere; no insulation especially in upper units where attic heat will bake you; no place for children to wait for bus; they stand in mud on side of road when it's raining; vandalism rampant and they'll bill you for repairing windows burglar broke to get in; units are never pressure cleaned and get dirtier and dirtier; expect up to $100 a month for water as they'll split water usage equally among tenants, you pay the same as a huge family; expect a huge electric bill up to $400, water up to $100 and gas up to $200 in winter; unresponsive and combative office personnel; then expect "excess wear" and numerous extra charges when you move out.

I have lived in many apartment...

I have lived in many apartments but none as disgusting as these. From day one, it was a horror. I viewed and was approved for one apartment and three weeks before move in I was told that unit was actually not available so with such short notice I was forced to take the one that was in the for back by the woods on the bottom level which was dark and cold( did I mention I'm a single female so unsafe). As expected someone attempted TWICE in the first month to break-in once while I was home and the second in a poorly screened porch off my bedroom which was now on the ground floor due to the unit change. Also my car rear window was smashed in.



Next my heat never worked the first month my gas bill was 200 dollars because the heater NEVER turned off although only set at 70 degrees and if it did only for a moment and it was freezing. after many attempts to get it fixed the maintenance guy told me I could go to HOME DEPOT and buy a digital thermostat and he would change it for me free of charge. REALLY oh please and thank you. In the end I resulted to two electric heaters and electric blankets to keep me.



Now my water bill went from about $30 up to $50 and that was after my water flow was severely reduced. Some months I was even home and the bill was originally based on YOUR use. I came to find that a lie. It based on the apartment use; the sprinkler, the pool, the toilets the apartment staff use. So now your rent has just gone up 50 dollars.



I also had two leaks from upstairs units which took the forever to fix. The walls they just paint over with spray paint KILZ and the carpet they just power fan dry and reapply the previous wet carpet. When I moved out almost a year later many of the water stains had not been cleaned. Go figure.



Last but certainly not least one night I was lying on the couch when I saw the most fat RAT leave my bedroom and through my kitchen to GOD knows where. After screaming to top of my lungs I called maintenance who was severely irritated that I woke him for such craziness and stated he would be there at work hours in the AM. I was not allowed to use another company. Then guess what happened the brother of that rat came to see what was going on. I had to sit there on the couch for 5 hours before someone arrived. When maintenance got there he asked to use my peanut butter to set the trap. Nasty I now have to throw the PB away and whose going to take out the rats. Not them and not Me. Go figure. When I approached management about how it was handled he shrugged me off like a danzle. PIG.



Also the kids from the neighboring apartment come through the hole in the gate which I requested to be fixed for safety reason and the response was its not our gate. So often I would come home to kids skipping school and hitting in my hallway and often drugs being sold.



Now to the staff the only really to say is rude uninformed people. Amy smurks as she talks to you in such belittling tones. She is very impatient and lack all sense of understanding. The manager is not any better. It seems that an office full of bad apples were put in the same barrel to give good service. Never going to happen. GO FIGURE!!!!



There is a good side the floor plan is large.
