Provided by YP.comHeritage is managing the HOA office my property belongs to. But They have no website, no email, nobody answers the phone all the time, no voice message available linked to the HOA office in public so I can't pay my HOA fee on time because I don't live there and I couldn't travel because of covid. They are hiding themselves in every way. Then they reached out to me through collection to extort extra money from me and ruin my credit! In my whole life I can never imagine a company can operate in this unbelievable and ridiculous way! It has caused me huge trouble and emotional pain. I would give them -100000 star if I can.

Provided by YP.comThe repeated failures of Heritage Management Company in the performance of its duties and responsibilities are a slap in the face to all of the homeowners of Westminster Subdivision. On behalf of the homeowners, the advisory committee has brought forth the following concerns and nothing has been done to resolve these issues below:
a. Adding more flowers to the flower beds at the entrance sign along with removing the dead flowers that were attacked by Japanese Beetles.
b. Ensuring that the leash law is enforced on loose pit bulls roaming the community.
c. A solution to keeping nonresidents out of the community pool.
d. A solution to stopping long term illegal parking on the streets within the community by homeowners.
e. Resolution of an illegal driveway cut into the entrance of the subdivision by a home on Salem Road.
f. Posting speed limit signs (25 miles Per Hour) on all Streets
g. Failure to perform monthly violations drives
h. Failure to renegotiate contracts every 6 months
Heritage Management Company has also failed to provide the requested information below to the Westminster Advisory Committee after repeated requests for Information considered vital in the performance of the duties of the committee.
a. Violation Reports for August, September, and October 2021.
b. Reserve Study.
c. Itemized line-item report for the 2022 Budget.
d. All information pertaining to the new housing development.
e. Information if there is going to be an increase in the 2022 dues.
f. The amount of the yearly increases to Heritage Management Company in Management fees since the inception of them managing our community.
As a community, we would like to request an immediate replacement of the Heritage management company with a new management company. A new management company that is better suited to manage and support our community by listening to our concerns and finding solutions.

Provided by YP.comtrash is all over the apartments now... and music is so fricken loud you cant think straight what has happened a year ago this wouldnt be permitted or do they just single out certain ppl. for i have been wrote up when my trash fell out of my outside storage closet and was also told to move if i couldnt keep down the music ..... i am in 642 Grandville Crt. NE and two floors below me look like a dumpsite the music is insane what the hec is really going on!

Provided by YP.comOver the years that Heritage has managed a particular property there have been several occasions where we were not paid do to their lack of communication with their own accounting department concerning vendor proof of insurance/COI. They are constantly asking for W-9's and COI when it should be on file. It is the only company that we've been with for over 10 years that constantly ask for these documents and withholds payment when they cannot locate them without letting the vendor know why they are not being paid.
My company provides janitorial services for a property that this company manages and we did not receive payment for November until January with lots of complications in getting there. February's invoice was not paid until the end of April; lots of runaround, and confusion on the part of the manager.
April's invoice is due by the end of the month and we are now being told that it will be mailed in 5-7 days from the 29th of the month, but the deadline is the 31st. The manager Lisa Lewis and her manager Tammy Quinn have NOT returned my phone calls concerning payment. Three days later we received an email stating the 5-7 day wait for April payment. Unexceptable!
We've been in business since 1991 and have never had such a hard time in getting our invoices paid, we have NEVER had to experience such un-professionalism in the 23 years in business-NEVER.
The current manager twisted her stories around about payments so bad that we had to start recording the conversations.

Homeowner for nearly 3 years. Very unresponsive to questions. Although some employees are great (Kenea on the phone), they do not respond to questions about our subdivision in even close to a timely fashion; if they respond at all.
We may drop them as our management agent because we (my neighbors and I) are SO dissatisfied with their customer service.
As an example, they dinged me for non-compliance for leaving trash cans out when I don't even have any trash cans and then wanted me to dispute the issue with my Board of Directors. I question how well trained their "inspectors" are.

Provided by YP.comLet me make it clear that the HOA (Heritage property management services) in Atlanta was the straw that broke the camel’s back leading to this complaint.
All the parties below ultimately work for the same builder/developer and in many cases fail significantly at providing an overall positive experience for home buyers. While they are all on the same team, expect nothing less than expert finger pointing if you incur any issues.
The builder = Century Communities (Atlanta – Southwind Community)
The Developer = Joffe Land Companies
The Community Sales agent = Century communities
The Closing Attorney = Tre Inman & Associates PC (required to be used by the builder)
The lender = Bank south (also recommended by the lender and if you choose your own lender the builder will charge you more money for the home purchase).
1. I signed a purchase agreement for a new home to be completed on the set closing date. The builder was 60 days behind before I could actually close.
2. The builder obviously does not want you to get a 3rd party inspector to inspect the home and tries to deter homebuyers from doing so by requiring you to hire an inspector with an engineering degree. Most home inspectors do not have an engineering degree as it is not required to become licensed and those that do charge more money. (It was their obvious intent to deter me from getting an inspector which made me sure that I needed one).
3. The inspector found obvious defects that make you wonder why they were left that way in the first place. i.e broken or large crakes in studs. Water leaks etc….
4. Cement was left at ground surface at many places in the yard and grass was laid over the top. While you’re left wondering why the grass won’t grow, I’m sure the HOA won’t be reluctant to threaten or charge fines.
My wife and family visiting from out of town wanted to visit the community pool but cannot do so because even though my HOA fees have been paid and I just purchased a new home in the community, the HOA treats new home buyers as if we are going to lift the home from its foundation and walk away with it and never pay them.
Even though the HOA works for the same builder that the closing attorney works for, indicating they should all be aware that the lender has approved your loan with HOA fee included, the HOA will still require you to send them your HUD statement from the closing Attorney before they will recognize you as a resident.
They will also make you wait until the closing attorney sends them the check for the HOA fees before you are given community access (and no, don’t expect to be prorated for privileges you were not allowed access to during that time – they will still require full payment).
The closing attorney missed one number in my address on the initial HUD statement and the HOA actually denied it even though it was clear which home I moved into.
After they corrected the HUD and I sent it to the HOA again, it took another 2 weeks before the Closing attorney sent the HOA the check.
The HOA tells me that the check from the closing attorney was $70 short and that I would need to cover the difference up front before they would give me community access. I paid the difference on the next business day.
My HOA account has been paid in full, it’s been over a month since we closed on the home and the HOA still has not given us keys to access the community amenities (which the builder holds nothing back on when advertising the community). I guess they will get around to it once the summer is over and the next annual HOA fees are due or maybe when homebuyers become more to them than an address or an account.

Provided by YP.comHeritage Property Management is a non-responsive company. Everything they have recorded on the voice mail while you wait is a total joke.
Danielle Maggio the VP seemed very concerned and responsive the time I talked to her but that was nearly two months ago when she said she would get ahold of the builder (Mendenhall Construction) and get issues resolved. So much for being responsive. I've called and emailed and nor one word back. Unfortunately we owners are stuck with them until we take control of the HOA. If I have any sat, they will be fired.
We gave over 20 dead or dying trees and a host of other issues the Builder is responsible for but Heritage is collecting our money and very little is being done. They come and now once in awhile but do nothing else. Watched their hired landscapers today blow crap around the property all over people's cars.
Spoke to another neighbor today and she said she has yet to get a call back from Ms. Maggio also. They are as bad as our Builder was. Mendenhall Construction and Heritage Properties are two peas in the same pod.

Provided by YP.comI wanted to write a note to you about Danielle. She is definitely an absolute asset to your company. I called her this morning concerning a loan we are doing. Our borrower had to have all the condo doc’s sent it by today to submit to our lender. If not the seller was not going to give her the extension on her purchase contract. We had try to go through the website but could not get the documents. Danielle was so helpful and so kind. Our job is very stressful but working with people like Danielle makes our job so much easier. It was a pleasure working with her. I just want you to know what a special employee you have.

Terrible customer service when trying to work with them. Voicemails and emails were not returned. I needed to get my login information reset. The person I was speaking with on the phone couldn't figure it out so he sent me to vm.
