Stay far away from this mobile home park. When you first move in you sign a lot lease agreement, that agreement never has to be redone unless they have rule changes, which is supposed to be in writing. Well the rules are never the same from one person to the next. It depends if you are friends with the site manager. If the manager feels your yard needs to mowed then you will get a 125.00 dollar fee added to your lot rent. Your yard is the size of a single wide mobile home. The lease you sign when you move it says a 25.00 dollar fee, not 125.00. The lot rent goes up every year by 10 bucks, yet the pool has been removed, the lawn service has been stopped and the laundry mat has been closed. If your neighbors play their music loud, loud enough for the whole park to here it and the manager is friends with them, then nothing will be said or done about it. This used to be a nice place to live, now it has turned into the ghetto. If you have 500 to move in, then you can move in. Children are not watched and play in the road daring you to run them over. You have to stop and wait for them to decide to get out of the way. If you say something to them about being in the road, then you have an angry parent cussing at you for talking to their child. Trash is thrown all over the place and YOU have to clean it up even though you have proof of who did it. If you don't, then you a fine of what ever the manager sees fit. You have a rental fee on your water meter...HOW IS THAT LEGAL??? The water meter is owned by the county water department, so how can the mobile home park make a profit off of it??? Your water bill is never the same price or even close to the same price. It can fluctuate anywhere from 10-40 buck a month, yet nothing has changed in your house with your usage. We never keep a park manager for very long and they each with their own set of rules and prices for breaking them. YOUR LOT RENTAL LEASE MEANS NOTHING. They are quick to evict, even though you own the mobile home. If you follow rules and like a quiet,clean neighborhood, stay away from here. Kids have thrown rocks and mud at my house and my window was cracked and my security cameras caught them doing it, yet when I complained nothing was done and I have to replace the window. The reason the rocks and mud was thrown at my house is because I ran the kids out of my yard. In your lease you sign it says your kids are not allowed to play in someone else's yard, so I ran them out of mine. I have complained and complained at rules being broken, yet nothing done. My car has been hit with football many times, yet kids are supposed to be playing at the park/office. I have lived here 4 years and have only had one good manager who made everyone follow the same rules. He was transferred to the sister park to clean it up. He quit not to long after. When you call the office to talk to the manager you get the answering machine...even if the manager is there. I have called and got the machine then walked down there and she was sitting in the office. You also are not allowed to hang curtains in your window, you must have mini blinds. It's my house, I own it, yet I can't hang curtains up. Please take what I say serious...I follow the rules to the letter and have only had 2 warnings in 4 years. One was for a no trespassing sign in my yard and the other was 125.00 cut your grass warning....after it had been raining for a week straight and I use an electric lawn mower. This is not written as pay back or because I don't like someone. This is to let you know, the reader, what to expect if you move here.
